Hi, i looking for a house and want to buy.
1. Malaysian working in singapore
2. first timer buyer

Question:
1.easy for me to get house loan approve? i dont have EPF. but i pay my car installment on time without fail for past 5 years.

2. MOT free if my first house under 500k, second hand house or new house?

3. how much deposit pay to owner if i want to lock the deal ? how many % refund if house loan get rejected?

4. if go direct to owner, how to make sure she/he is real owner?

1. I have clients who are Malaysians working in Singapore who had purchased property in KL 2. Malaysians can get loan subject to their Income and Debt Servicing ratio. I have a mortgage consultant that can advise further. 3. Free Stamp Duty is for purchase of a new residential property from the developer during promotion period. 4. For new projects, the booking fee to developer varies from RM1,000 to RM5,000. For resale properties, the earnest deposit is usually 2% to 3% of the price. Ultimately, you will need to pay 10% of the purchase price when you sign the Sale & Purchase Agreement 1 to 2 weeks after the booking fee or earnest deposit for both new and resale projects. 5. The developer of HDA approved project is not allowed to forfeit your booking fee if your loan is not approved. The developer may charge you administrative fee provided it is clearly stated in the contract. For resale market, the earnest deposit is fully forfeited unless it is clearly stated in the contract that there is a refund if your loan approval is rejected. 6. If it is a developer's new project, there must be advertising permit and details of the developer stated in the brochure etc. For resale properties, the sellers can produce the Sale & Purchase Agreement or title deed to show the ownership. For condominiums, you may also verify with the property management office as all ownership are registered with them.
