Hi, is there anything I can do besides waiting for seller to Sign the S & P Agreement. My lawyer unable to proceed with purchase of unit I want to buy. I have signed the agreement for 1 and half months already and paid 10% as well to my lawyer firm. Until now still waiting for seller to sign S & P agreement with his lawyer side. I not sure what is the delay and difficult to get answer from him.

We can't speculate the reason why the Owner is taking such a long time to sign the SPA, when the SPA has been vetted and agreed by both parties lawyers. For every transaction, there is usually a timeline for both parties to sign the SPA eg. in a Letter of Offer, it is stated 14 or 21 days etc failing which is either a full refund or some sort of compensation to be paid to the aggrieved party. In the absence of a Letter of Offer and if both parties enter straight into a SPA then such a legal term or recourse will not be stated and applicable. You may just choose to call off the transaction without any compensation if there is no offer and acceptance and deposit changing hands in this transaction. Your lawyer is the best person to advise you.
You will need to find out the true reason why the SPA is not signed and accepted by the Vendor(s) because 1 1/2 months is unusually longer than the 14 to 21 days period unless the Vendor(s) are residing overseas.
