I am buying an apartment at 400k. The agent asked me for 12,720 intead of 12k as eanest deposit. He claimed that the extra 720 is 6% gst which is supposed to be paid by vendor and it will be deducted my remaining 7% balance later upon signing spa. Is this unsual? Do i have to insist that this 720 to be written in offer letter as well?

Hi, 6% GST should be paid by vendor/seller. You must make sure RM12,720 is written in the Offer to Purchase(black and white to protect your interest). It's can be deducted upon you pay balance of 10% Hope it's help you. 016-696 8923  Read More

Doesn't matter if it is 1%, 2% or 3% with 6% GST or not. Whatever total payment that you made will have to be recorded as earnest deposit will form part of the purchase price and to be deducted accordingly. Read More

yes. for the property price 400k, earnest deposit is 3.18% including gst equal to 12,720. GST will be paid by owner. so balance deposit u need to pay is 6.82% Read More
