Dear Kartik, I was at Cyberjaya yesterday doing an a general study on the 7,000 acres of Cyberjaya master plan development. There are about 16 developers going to build diffrent type of homes and commercial premises simultaneously. Although supply will increase, I noticed that the new projects (especially SOHOs) are going to be priced above RM450 psf.
That means the existing and older Cyberia seems like a value buy. The ready market here is to rent to students so no need to have lavish renovations and furnishing unless you are plan to live in yourself. There are a few cheaper options like in Cyberia 1.
