I asked my wife for a copy of a State Authority Quit Rent receipt. She says it has someone else's name on it since she bought the house within the last year and this tax is payable annually.

Is this right? How can you prove you own a property in Malaysia???

Hello Tim, the only legal proof that you own a property in Malaysia is that the title deed is endorsed with the name and identification card number of the owner(s) of property. In the absence of a strata title, a copy of the latest Sale & Purchase Agreement will be kept by the developer's management corporation as a record pending issuance of the strata title. It is the joint responsibility of the buyer and seller to inform the respective Land Office of the change of name by filling in a standard form either through the lawyer or directly by providing evidence of the latest Sale & Purchase Agreement. The new owner is responsible to pay the quit rent once a year even though the record is not updated as the local authority can foreclose the property if the quit rent is left unpaid and accumulated for a long period.
