I have a end lot without land terrace house at Jalan Indah 13, Taman Cheras Indah, 56100 KL 1) What is the market value? 2) Can I renew the leasehold period to 99 years (current expiry year is 2083) and what should I do? 3) Does an extended leasehold period enhance the value of the property or does it remain same as others that expire in 2083?

Hello Mr. Raymond Kong, 1.Should be above RM500k to RM550k depending on the land size, built up area, renovations done and condition of the house. 2. Yes you may renew the lease term subject to payment of renewal premium at the Land Office. 3. Although 69 years balance is still bankable, you will have an advantage to sell quicker than your competitors if the lease is 99 years. But then again it depends on your house condition etc. Most buyers are influenced by their own budget, cheaper pricing and bank loan eligibility. We will need to educate the prospect buyer to pay more should you extend your lease.
