I recently saw an advertisement for a house on Mudah and contacted the real estate agent and viewed the house. During the viewing the agent said I, as the buyer will have to pay 1% agent fees during SPA signing. If I choose to purchase the property, will I need to pay the agent fees? And if I do not want to pay can legal action be taken against me?

All properties advertised by agents or negotiators are supposed to have been appointed by the owners and the fee paid by the owners. You do not need to pay any fee if you responded to the advertisements unless you have specifically appointed an agent to look for a particular property which is off the market for you. No legal action will be taken against you unless you have signed a written contract that you have agreed to pay.
