I terminated my tenancy four months early, before handing out keys I have a verbal agreement with middleman (who rent and sublet the estate, the tenancy agreement signed with middleman) to return my security deposit, prorated. Right after i handed out my keys, and estate in very good condition, i found out the estate has been rented out, new tenant will move in one/two weeks after i move out. After that I receive notice from middleman demand me to recommend a new tenant to him (he has a few estate in hand which he rent and sublet) within a month, which is not as agreed earlier before I move out. If i failed to recommend him a new tenant, I will not get back my deposit.

My question is, the property i rented is now rented out to a new tenant, the middleman's income on this estate is secure. Do I have any chance to take back my deposit, prorated or full amount. Is there any legal action I can take? small claim court?

You may engage the services of a lawyer to challenge the legality of the middlemen promises and actions. It all depends on what is written in the subletting contract etc.
