if i already direct paid the booking fee RM10K to owner, but now she rent the property to other person, so what i want to do now ?

Mrs. Chay, it depends on what is agreed in the contract when you paid the booking fee. If no remedy or specific performance then you must as well get the refund immediately from the owner and look for another premises to rent.
