If you are buying a property with a strata title already issued in the Seller's name, you just need to do the SPA, Loan Agreement, transfer the strata title to your name and pay the required stamp duty at one go. If the strata title is still under the developer's name and not the seller's name yet then the Seller has to perfect the strata title into his name and Seller's pay for his own stamp duty before transferring to you as above.
