Is it mandatory that property seller must engaged the services of property agent? Can I market the property myself and have a lawyer draft the S&P Agreement? What are your advice/do's and don'ts for first time seller? Thank you.

Dear Caroline, It is not mandatory for you to engage the services of an agent. Some do & dont's 1. Find out the actual transaction prices of the same type of properties as yours for clarity when it comes to negotiation or offers from prospect buyers. 2. Do not place a banner or poster for sale on the house if it is occupied. You may attract unqualified prospect buyers pretending to be buyers visiting your house without aan appointment. 3. When you advertise in the print media or internet you may receive calls from all type of people. Be careful when you show prospects if your house is vacant. Make sure you are accompanied by another person, or politely inform the prospect to view the house while you wait outside to answer any questions or if you need to walk through keep the house doors open. safety and security reasons. 4. Do not accept any earnest deposit or booking fee without a written Letter of Offer to avoid dispute of terms when it comes to preparing the S&P. Hope the above are helpful tips.
