If you response to those properties advertised by agents, you do not need to pay agency commission as they are usually retained and paid by the Sellers. A buyer will only required to pay an estate agent if they choose to engage the services of the estate agent to find a particular property at the price that you expected.

In Penang & Johor side, both parties have to pay commission as stated by Nikkei Ooi. Not all the State is the same even though we are in Malaysia. This rule & regulation was long time ago till now. Read More
