Your objective is not very clear. I presume that your ex agree to transfer the half share to your name. If that is the case, you have no choice but to have a Sale & Purchase Agreement done (in the absence of a strata title)and register a transfer of property with the Land Office together with relevant supporting documents such as consent from the chargee bank etc among others before it can be endorsed on your strata title. Such legal matters are usually done by experienced lawyers. If it's got to be done it's got to be done and pay the experts.
If there is no monetary payment due to your ex to transfer the property and your ex is willing you may be able to get a cheaper fee as most lawyer's fees are based on the sale price. Please check with your current lawyer who did your previous Sale & Purchase Agreement or a friend who is a lawyer for advise on whether you can submit a Borang 14A directly to the Land Office without engaging a lawyer.
My advise is that you still need the expertise of a lawyer to do this for a cheaper fee.
