My son wanted to purchase a condo unit from a developer. the selling price now according to the developer is a new approved reduction price from the original pricing and it will come with a rebate. which pricing should be stated on the sales purchase agreement 1) is it the new selling price before rebate
2) or the net pricing after deducting rebate because the developer insisted pricing before rebate should be stated on the SPA and also for bank loan application. Thank you

1. When the original price is stated in the SPA and a discount is given by way of a rebate. 2. When an outright discount is given then the SPA price is after the discount. Some developers use rebate as a form of discount so that they maintain a consistent SPA pricing in the eyes of their bankers and the earlier purchasers who might have bought at higher prices.
