What are the documents that I need to bring along if I want go to bank for asking the highest margin that the bank can offer? Currently I having the problem of asking price higher than bank valued price(was informed by agent).

The basic documents is a must. If you can provide savings/unit trust/property to show your net worth, the bank will likely to provide a 90% for residential and 85/90%for commercial. You also can check with other bankers for the valuation as different bank has different valuation. Kindly provide accurate details and photos as well to ease the valuers to give higher value. Dear Anonymous,
You need to understand that different banks provide different margins for property loans depending on the bank policy, commercial or residential property,location of the property, the borrower's credibility and the valuation of the property. Even if the bank provide you 80% or 85% loan margin, it will be based on the valuation of purchase price whichever is lower.
It is best to get advise from a mortgage broker who is familiar with most banks policies etc instead of you trying to talk to each and every banker. Do email me for further advise if required at davidwong@quantumrealestate.com.my
