What is the bank allowed margin of financing for a 3rd property if it is a SOHO? I have heard that we can borrow at 85% margin because the 70% limit does not apply for commercial property. But some say SOHO, SOFO and SOVO is excluded from this rule and as far as margin of financing is concerned, it will be treated like a residential property. Which is correct?

Hi, depend the SOHO is fully commercial or commercial under HDA.

Commercial - up to 85%
Commercial under HDA up to 70%
for 3rd property.

    Hi, this is applied to all but for completed and subsale SOHO, we may need to get value from banks, therefore it will be MV (market value) x loan margin = loan amount.
