As you can see from the table above, property prices in Avens Residence are the most affordable among the trio in psf terms. Avens Residence is also the most spacious as it has the largest minimum built-up areas and the lowest density. Therefore, Avens Residence beats the competition based on those parameters, but it has higher absolute prices due to the large unit sizes.

Avens Residence, Southville City Grand Entrance

As mentioned above, Avens Residence is a low density development as there are only 196 units. It offers generous built-up areas, and its price psf is very affordable.

A slight disadvantage is that there is no park within Avens Residence itself; the above mentioned urban park, riverside walk, nature trail, as well as bicycle trail and footpath are actually part of Southville City’s communal facilities.
