Curvo Residences is the final residential phase of the first integrated development in Setapak, SkyArena.
Mah Sing Group Bhd acquired 428 acres of land in Bangi in 2012. That land has been developed and is now known as Southville City, a master-planned township with a gross development value (GDV) of RM11.1bil. This freehold self-sustainable township sits between Seremban/Nilai and Kuala Lumpur.
Mah Sing chief executive officer Datuk Ho Hon Sang said that the group envisioned Southville City as a township for multi-generational living. Southville City consists of residential and commercial spaces, and all the precincts will be gated and guarded. The developer plans to feature 70% residential components, while the remaining 30% will be turned into commercial products.
In Southville City, Mah Sing launched Savanna Executive Suites in 2013 with units priced from RM318,000. According to Ho, many of the new launches in the township will be priced below RM500,000, which is in line with the market demand and the government’s direction to ease homeownership for first-time home buyers.
This commercial phase includes various shops that will be enhanced by the development’s 2km frontage of the North-South Highway. Additionally, the development has a catchment population of more than 1.2 million from existing townships of Kajang, Putrajaya, Cyberjaya, Nilai and Seremban.
The township has a 10-acre summit park for family gatherings and get-togethers. The landscaped park features herb garden, a community area, and a yoga deck. Visitors can explore winding pathways lined with flora, have a picnic in the fields, or relax at one of the lawns. Other outdoor features include a 1.5km nature walking path, 1.3km riverside walking path, and a 13km bicycle trail. The plan is also to include a wide range of amenities and facilities like hospitals, schools, malls, post office and recreational parks.
An integral element that connects Southville City is the direct interchange for existing residents, future home buyers and people from other areas. Soon, this township would be completely sustainable on its own, allowing residents and future homeowners to have everything they need at their doorstep.
Upon completion, Southville City will be home to 17,500 people and provide seamless lifestyles for different family sizes.

Cerrado
Cerrado features beautiful villas and secured residential suites amidst a natural backdrop. It will feature four 35-storey towers, with built-ups of 656 sq ft to 828 sq ft for residential suites, 1,260 sq ft for duplex units, and 1,860 sq ft for cabana units. The residential suites will either have 2 bedrooms and 1 bathroom, or 3 bedrooms and 2 bathrooms. The duplex units will have 3 bedrooms and 2 bathrooms, and the cabana units, 4 bedrooms and 3 bathrooms.
In terms of design, the project is anchored in nature. It will have root-like motifs on the surface of its towers. This is inspired by a tropical savannah eco-region in Brazil. Southville City is strategically situated along the North-South highway. Analysis
Nestled between Putrajaya and Kajang, Bangi is quickly becoming a popular development hub among property hunters. Bangi has slowly transformed from an industrial-based market to an educational hub and government training centre.
Its first university, Universiti Kebangsaan Malaysia (UKM), was built in the 1970s. Since then, there have been many institutions in or near Bangi, including Multimedia University (MMU), Universiti Putra Malaysia (UPM), Limkokwing University of Creative Technology (LICT) and Universiti Tenaga Nasional (UNITEN).
The educational community in the area has lent to the surge in student population, and this has been a major driver in spurring the economic growth within Bangi, and the demand for lodging. Summary
Bangi has unlimited potential. In the short term, the property market in lukewarm. Values might remain for now, and it will take some time for the market to absorb the supply. There are still large pockets of agricultural land in Bangi, which could turn transform into future residential and commercial developments. The continued growth population in Bangi and its surrounding areas such as Kajang, Putrajaya, Cyberjaya, Nilai, and Seremban, make up a catchment of more than 1.2 million people.
When Savanna Executives Suites (3 blocks) was launched in 2014, the units had an average price of RM370 psf. In the subsequent launch (two blocks) within the same year, the average price increased 8% to RM400 psf. The final three blocks were launched a year later at an average price of RM480 to RM500 psf. Based on the price in the sub-sale market at end 2018, there is a 30% increase, compared to the price in the first launch.
Furthermore, a search in PropertyGuru in August 2019 shows that a 656 sq ft unit is marketed from an average of RM350,000 onwards. That’s a decent appreciation from its indicative launch price of RM280,000 onwards in 2014.
