Biji Living - Scale Model (1)

Scale Model of Biji Living mixed high-rise development

Petaling Jaya – a place that is synonymous to a property goldmine. Outside of Kuala Lumpur, Petaling Jaya is the second highest-coveted residential address. Freehold land is scarce and highly priced. And now, another mixed high-rise development is taking over the last remaining piece of freehold land in an established housing area in Section 17.

Check out the surrounding new developments:

Biji Living is a low density mixed high-rise development consisting of two 27-storey high rise residential towers perched on top of a 7-storey podium parking, which, in turn, sits on top of a further two levels of retail space. Quite simply, only four types of units are offered – ranging from intermediate studios measuring 550 sq ft to corner 3-bedroom apartment units sized at 1,095 sq ft. The developer is Kampung Manis Realty Sdn. Bhd., an associate of Conlay Construction Sdn. Bhd.

About the Developer

Conlay Construction Sdn. Bhd. has only embarked into property development since 1998. Yet, the young developer has already developed and completed a string of commercial properties. These projects include 8 Suria in Petaling Jaya (consisting of 8 blocks of boutique office towers), Dua Sentral in Kuala Lumpur (comprising of 2 boutique skyscrapers), UT Tower on Jalan Perak, Kuala Lumpur, and Weil Hotel in the heart of Ipoh town in Perak. When it comes to residential projects, there is The Boulevard Condominium in Subang Jaya, adjacent to Holiday Villa.

Let’s start with an intermediate studio measuring 550 sq ft. Compact and easy-to-manage, this unit doesn’t have any hidden corners. Right at the front door, there’s a foyer. Once you step into this unit, a fully-fitted L-shaped bathroom (with a rain shower facility) is on the left. Next to the bathroom is an open kitchen with built-in cabinets and hood and hob by Teka.

Location

Location of Biji Living

Location of Biji Living in Petaling Jaya’s Section 17

Section 17 does not need much introduction. This long-established housing area is located behind CP Tower and Eastin Hotel, which are well-known commercial landmarks in Section 16. Due to their proximity and high visibility from the SPRINT highway, demand and pricing of properties in the vicinity have somehow benefitted in one way or another.

When the MRT Line 1 is in full operations, Phileo Damansara I and Phileo Damansara II, which faces an MRT station, complete with a shaded pedestrian overhead bridge, will flourish even further; and this much-awaited public transportation will ease the ensuing traffic jams along the major highways and the major trunk roads around Petaling Jaya.

Biji Living is a mixed development

Located 2 kilometres away via Jalan 16/11 and Jalan 17/1 is Biji Living, a mixed high-rise development occupying a 2-acre site that once was Sentosa Cinema, an open public car park, as well as an existing wet market. This wet market is going to be relocated to Jalan 17/27, next to Biji Living.

These two major roads in Section 16 and 17 are directly connected to the Damansara-Puchong highway (LDP) and SPRINT highway.

Comprising of two blocks of residential units, podium parking and two levels of retail space, Biji Living sits on a rectangular-shaped site and is surrounded at all four corners by existing shop lots. Beyond this point are terrace houses and condominiums.

This is a relatively quiet neighbourhood which has been trespassed upon with high traffic due to its close proximity to the SPRINT highway, Jalan Universiti, Jalan 16/1 and Jalan 17/1, which are highly-used roads 24/7. Depending on how you view the traffic situation in this area, it can be both good and bad for residents. For businesses, it is good for business.

Summary

The smallest unit of 550 sq ft at Biji Living is priced at RM800 per sq ft. When you compare this to the price of (which are already sold out) SOFO Suites on top of Atria Shopping Gallery in Damansara Jaya, those are priced at RM1,000 per sq ft.

Prices of high-rise properties are getting pretty steep and is worth as much as landed properties. But if you really relish living in high-rise serviced apartments for the security or facilities as well as ample amenities below, then Biji Living at Section 17 might just be want you are looking for; because it is the more affordable of the two.
