Pantai Hillpark is located near the residential enclaves of Bangsar South and Bukit Pantai. This hilltop residence is considered as one of the great successes of property development in the Klang Valley.
Set to be the first high-rise residence in Rawang Town, the Dolomite Residence is only 5 minutes’ walk away from the Rawang KTM station and is located in the heart of Rawang Town.
Developers like to name their projects after stones, minerals, flowers and foreign places.
One may wonder what Dolomite means?
Dolomite is a mineral that is composed of calcium magnesium carbonate, as found on Wikipedia. It is used mainly in the ceramic industry and in studio pottery as a glaze ingredient.
Barely a month into its soft launch in June 2015, it was already 50% taken up.
Dolomite Residence is developed by Dolomite Homes Sdn Bhd, a wholly-owned subsidiary of Dolomite Corporation Bhd. It is due for completion in 2018.
However, 6 months into the booking, the project is now facing a slight interval due to the ‘government’s introduction of a new regulation’, according to the sales person. This regulation does not allow lawyers to collect the booking fees under stakeholders for developers before the advertising permit and developer licence (APDL) permit is out.
Hence, there has yet been any advertisement or announcement made on this project by Dolomite Homes which can be quite disappointing for keen buyers.
While we anticipate for the developers to resume accepting booking again in tentatively one month’s time, which is in January 2016, we figured featuring the Dolomite Residence in our review this time would provide curious and keen buyers of Dolomite Residence@ Rawang more useful and helpful information.
Construction will begin once all the relevant permits have been obtained and approved in due time.

The Rawang Toll that exits into the North-South Expressway(NKVE) is about 4.2km from Dolomite Residence.
Kuala Lumpur is about a 30km’s drive using the NKVE. Another way to get to KL is by using the Templer’s highway that bypasses the Dolomite Templer’s project in the middle of Templer’s Park. This road exits into Jalan Kuching and takes you approximately about a half hour’s drive to the city centre.
What’s good about the Dolomite Residence is that residents would be able to enjoy both the quiet and peaceful environment of its neighbour being the New Green Park residential area to its north and the busy town’s pace to its south.
As the population is rising, Rawang can get rather congested especially during the festive seasons with shoppers all flocking to town to shop at Parkson Ria, Giant and Bintang. As a result of this, business and commercial centres have also really blossomed recently.
Many new retail shops have been constructed to give Rawang a newer and fresher look to welcome the attention that it enjoys today.
Among these business centres are Rawang One Business Centre and Rawang Mutiara Business Centres located at the hilly side of Rawang, on the way to Ulu Yam, Genting Highlands and Serendah.
The KPJ Specialist Hospital is also 5 minutes away from Dolomite Residence.
Another upcoming residential property project is also situated along this stretch of road called the LakeClub Park Home. It is a leasehold project that boasts 2-storey terrace and linked houses with a price range from RM900K to RM 2.1million.
Rawang is a small town which, if you haven’t already know, is filled with familiar faces of whom have graduated from the many schools surrounding the area mainly SMK Seri Garing, SK Sinaran Budi, SRJK(C)San Yuk and SJK(T) Rawang, among others.
Did you know that SMK Seri Garing (known warmly by locals as SEGAR) was once an English school, SJK (E) Rawang? It was established in 1959 and was run as a Government English School, hence if the children there are lucky today, may find some very old English books left by the British missionaries then!
However, one thing’s for sure. Rawang folks are big on sending their children to tuition centres.
One of the main tuition centres that has been around town for years is the Perfection Training Academy which was established in 1992. It began growing since it was just a private tuition centre in 1977, and which has flourished into a full service Academy today offering education syllabuses in English, motivational workshops and seminars to students. What’s more, this is not the only tuition centre which is eminent in this area because parents can also find good education centres for their children in Bandar Country Homes and around the Batu 16 area.
Banks are aplenty in town. List of banks are Public Bank, Bank Islam, Bank Rakyat, Bank Muamalat, Affin Bank, CIMB Bank, Alliance Bank, RHB Bank and Maybank Rawang.
Paying bills and taxes in Rawang are a breeze
The Majlis Perbandaran Selayang(MPS) which collects taxes is situated 15 minutes’ walking distance away from Dolomite Residence.
Payment counter service opening hours are from Monday to Thursday from 8.00a.m to 1.00p.m;
Friday 8.a.m to 12.15p.m and resumes operation from 2.45p.m to 4.30p.m. It is close on Saturdays, Sundays and public holidays.

Safe to say Rawang is like a mini PJ state, if you will.
Brief history of Rawang
Rawang had a significant population of Chinese and Indian pioneers which, in combination with the existing Malay population, made Rawang a vibrant and diverse multi-racial town since the early-20th century. This is reflected in the presence of Malay, English, Tamil and Chinese primary schools in close proximity to one another since the early days. According to the GeoNames geographical database, the population of Rawang measuring stands at more than 100,000.
Analysis
One of the main attractions for this project is that it is a safely guarded condominium with short distance walk from the KTM and surrounded by all the convenience you could ever imagine. Compared to buying a landed property in Rawang, the establishment of the Dolomite Residence in Rawang would give people here with more options to choose from.
At a minimum price of RM400,000, this project should be able to excite the younger ones who wish to own their first homes, especially for Rawangites themselves.
Let us take into account the consideration of buying into Rawang as a location of choice for staying.
A few properties by Mah Sing, BRDB and Low Yat Group have been featured in our column and thus would have sufficed to give you an idea of the price range we are looking at here in Rawang.
With an average purchase price of RM500,000 at a healthy and booming township like Rawang, buyers are able to secure for themselves a spacious landed property as well.
An analysis of its offer is as follows:
Project title | Tenure/Land Title | Price range | Maintenance Fee(per Sq. Ft.) | Rooms |
Dolomite Residence | Freehold, Condominium | Approx. RM400psf, from RM 400K-RM600K | RM0.32 psf | 2+1 and 3-bedroom units |
M Residence 1 & 2 | Freehold, Double-storey terraced homes | RM550K-RM1.2mil | RM180 – RM200 | 4 bedrooms, 3 bathrooms and above |
Acacia Park | Leasehold, Double-storey | Available RM500K onwards | RM100 | 4 bedrooms, 3 bathrooms |
Mah Sing’s M Residences are offering 4 bedrooms, 3 bathrooms units for the price of RM550,000 onwards located at Bandar Tasik Puteri, 20 minutes from Rawang.
Acacia Park by Low Yat Group, which is also at Bandar Tasik Puteri, is offering RM 500,000 onwards for its 4-bedroom and 3-bathroom units at a much lower maintenance fee at RM100 every month. Acacia Park, however, has not officially claimed that it would be a fully-gated and guarded community despite locating one entry point for its community, while Mah Sing has made security its top priority for its main selling point.
The Dolomite Residence has everything the residents need which includes a fully-guarded condominium with access cards, two parking lots for every unit sold and 5 minutes away from the Rawang KTM station and above all else, in the heart of a lively town.
The only thing it does not have is land and space for that kind of price, RM400,000 onwards, but a great view from the top.
So give or take, buyers would surely make decisions based on their preferences and how the prices they pay are going to serve their purposes.
At the end of the day, property buyers would need to trace their decisions back to their intentions of owning a good home in Rawang and Dolomite Residence is offering them a more contemporary option at a very reasonable price.
Besides, for the price you pay for a home with three to four bedrooms here, you can only possibly get a studio apartment the size of approximately 500sq at a minimum price of RM500,000.
Hence, your considerations, based on Rawang developer’s generosity and their thoughtfulness towards you as their clients are, therefore, valid and justified.
It is always a good idea to call up the developer’s office at your convenience and pay them a visit at their sales gallery to find out how they are serving your best interest.
After all, buying a home in any location for that matter, is a lifetime commitment which must be given much thought and be handled with good care.
Summary
Since last year, Rawang has been receiving quite a lot of attention. A former main player in Malaysian tin mining industry and which possessed a large swathe of rubber estates at the outskirts of town, Rawang has in recent years witnessed a string of major developers the size of Mah Sing Group, Eco World, and BRDB, shifting their focus and bringing vivacity to the town’s folks.
In addition to that, Rawang should no longer be a problem as it is now filled with a great ease of access to KL and elsewhere. Personally, if you ask me, I used to have to explain to people where Rawang was situated 15 years back. It would only ring a bell if you mentioned Selayang or ‘on the way to Genting Highlands’, and that was how unfamiliar my town was to others in those days!
Certainly, the idea of buying into Rawang is a decision that would make any city-dwellers think twice before setting their minds on it.
However, this is home for long-time residents of Rawang and people here are very friendly and nice. I also believe it is a much more relaxing place than it is in Kepong or Damansara.
In fact, Rawang has become a very appealing choice for nearby residents from neighbouring locations from congested areas like Kepong, Damansara and Sg Buloh.
For many who have originated from this side of town or from the Northern part of Malaysia, Rawang is home at a comfortable distance from the hustle and bustle of Kuala Lumpur.
Dolomite Residence in Rawang will allow you to enjoy great transportation options here from the KTM, to the bus and taxi services here. On top of that, you get to be among the first proud owners of this first high-rise property in Rawang town overlooking a fast-developing township.
For what it’s worth, the Dolomite Residence will set the ball rolling for other developers to begin developing high-rise apartments on this part of Selangor.
Thus, one highly doubts that when the next high-rise building gets planned for this location after this, the price will soar a little more than the bargain the Dolomite Rawang has in store for its residents this time around.
