Located in (you guessed it) Bukit Bintang, it will be one of the next luxurious, fully furnished service apartment to hit Kuala Lumpur’s property market with July 2018 being the expected completion date. Set next to Dorsett Regency Kuala Lumpur, Dorsett Residences Bukit Bintang is surrounded by amenities like the luxury retail mall Starhill Gallery, the grand shopping mall Pavilion Kuala Lumpur, RapidKL’s Bukit Bintang Monorail train station, and PETRONAS’ Prince Court Medical Centre.

Dorsett Residences Bukit Bintang is a freehold serviced apartments development consisting of one block of 30 levels. There are 252 units in total starting from the seventh floor all the way up to the 29th floor with eleven units per floor served by four lifts. The first till the fifth floors are secured car park levels whereby a mechanically-operated car park system much like the famous Korean style car park lift, will be implemented. Owners won’t actually own the car park bays rather be allowed free use of one car park bay each and hopefully this will be for always though. There are nine types of layout offered with the Type A studio unit having a built up size of 652 square feet, seven types of two bedrooms unit namely Type G at 802 square feet, Type D at 832 square feet, Type C at 891 square feet, Type B at 912 square feet, Type H at 948 square feet, Type E at 1013 square feet, and Type F at 1098 square feet, and one type of three bedrooms unit, Type I at 1331 square feet. There are 69 units in total for the studio type, 182 in total for the two bedrooms choices, and only one in total for the three bedrooms offer.
All units sold are fully furnished with designer suites interior design and premier furnitures like Bosch brand washing machine, and Gaggenau brand microwave oven. Even a chandelier fit above the dining area is also given apart from the glass bathroom walls and the floor-to-ceiling bathroom wall tiles. So to own a unit here that comes with all these, get ready to pay starting from RM2000 per square feet.

The 30th floor is dedicated to the facilities area which houses the likes of Infinity Swimming Pool, Splash Pool and Kids Pool, Sun Deck, Jacuzzi, Sauna and Steam Room, and a Sky Gym. The maintenance fee? At RM0.55 per square feet. This would be way too expensive for standard facilities but if it includes the 24-hours concierge service for the car park where residents can just leave their cars at the entrance to be parked by professional valets, well then, the price may just be worth it.
With more than half of the units already booked, that doesn’t mean that it’s selling like hotcakes. Still having units left after a year of its official launch (not including its pre launches since 2013) shows what bad press (read: the Dorsett Waterfront unfortunate incident) can do to sales, so let’s see how Dorsett Residences Bukit Bintang will pull through.

Apart from KLCC, Bangsar, and Mont’ Kiara, Bukit Bintang is another area in Kuala Lumpur that’s renowned among Malaysians and non-Malaysians alike. It is KL’s ultimate entertainment and shopping district, so much so that if you were a foreigner who just touchdown in KLIA and asked the cab driver (better yet, an Uber driver) to take you to a place of prominent shopping malls, posh cafés, happening bars, and local-charm night markets and eateries, then you’ll certainly hear them reply “I’ll take you to Bukit Bintang then!”.
Located within KL’s Golden Triangle (it is this huge area that encompasses the most prime districts in Kuala Lumpur including Bukit Bintang, Bukit Ceylon, Imbi, and KLCC), Bukit Bintang is also sometimes called Bintang Walk or Starhill. Here, one can attest KL’s ‘city that never sleeps’ title (shoutout to New York City!) thanks to its three most happening streets namely Jalan Bukit Bintang, Changkat Bukit Bintang, and Jalan Alor.
All the way along Jalan Bukit Bintang is an endless choice of nightlife entertainments from restobars to rooftop nightclubs, and street performances to tourist souvenirs (not forgetting massage parlour) shops. The scene is crazy, exciting, and alive with the likes of a bar and diner with live Latino band called ‘QBA Latin Bar & Grill’ in The Westin hotel, and street performances like Genji Buskers (which rose to fame when a Paul Walker lookalike sang along effortlessly to a local Malay rock song) and the ‘Gold & Silver Men’ that were once arrested by the Social Welfare Department (JKM) back in 2011, causing an uproar among locals and tourists alike when the ground of their detainment was that their mime performance was a form of begging.

Lining the exclusive boulevard called Changkat Bukit Bintang is an array of nightclubs and pubs like Frangipani Bar Kuala Lumpur, The Rabbit Hole, and Twenty.one Kitchen + Bar. Key highlight is the fact that here, you’ll get to see live stand-up comedy sessions, foreign film screenings, open mic nights and even gay-friendly parties being hosted.
And after having enough craziness for one night, one can always head towards Jalan Alor, KL’s most famous after-clubbing food spot. With a bunch of hawker stalls and seafood restaurants to choose from, the dishes served are tasty-guaranteed courtesy of restaurants like Restoran Dragon View and Restoran Wong Ah Wah.

Amenities in Bukit Bintang area include shopping malls like Pavilion Kuala Lumpur, Starhill Gallery, Lot 10, and Sungei Wang Plaza, an indoor theme park in Berjaya Times Square called Cosmo’s World, RapidKL’s Bukit Bintang Monorail train station and the upcoming MRT’s Bukit Bintang Central train station, and an air-conditioned walkway from Pavilion KL to Suria KLCC shopping centre. In short, true to its title of ‘the ultimate shopping and entertainment district’, the surrounding amenities in Bukit Bintang cater to just that, with the likes of Merdeka and New Year’s Eve celebrations and Malaysia International Fashion Week taking place here.

As mentioned, Dorsett Residences Bukit Bintang will be built next to Dorsett Regency Kuala Lumpur between Jalan Bukit Bintang and Jalan Imbi, and is a mere 200 meters away from Pavilion KL and approximately 1.2 kilometres away from Kuala Lumpur City Centre. PETRONAS’ Prince Court Medical Centre is 500 meters away from the development whilst the acclaimed ‘one of Asia’s most liveable financial districts’, Tun Razak Xchange (TRX) is also nearby, only 700 meters away. All these prove that location-wise, Dorsett Residences Bukit Bintang can’t get any more prime than this, at least not by the ‘ultimate entertainment and shopping’ standard.
Analysis
Dorsett Residences Bukit Bintang: Entertainment comes with a price.
Tribeca Serviced Suites by The Low Yat Group that’s located in Jalan Imbi is chosen for price comparison with Dorsett Residences Bukit Bintang. It is located in Imbi which is also part of KL’s Golden Triangle and is literally right next to Bukit Bintang, making it the ideal choice.

Both wins in terms of scoring a freehold tenure which is something not many developments in KL area can achieve nowadays. Having Bukit Bintang and Imbi addresses respectively however means that these two properties need to settle with commercial land title which translates to more expensive utility bills. Dorsett wins in terms of having fewer units thus lower density, and having free use of one car park (for the time being) topped with fully furnished, designer suites interior design.
Dorsett Bukit Bintang: Both a residence and a company.
This project will be specifically taken up by Dorsett Bukit Bintang Sdn Bhd (previously Dorsett Imbi Sdn Bhd) which is a wholly owned subsidiary of FECIL. Mayland Century Sdn Bhd (part of Mayland Group) will be the Sales & Marketing Consultant for the project in Malaysia whilst CBRE Group Inc. will be in charge of the project’s marketing in Hong Kong. Mayland may have lost the honour to develop this particular project most probably due to the whole scandalous Dorsett Place Waterfront Subang Jaya fiasco; long story short, Subang Jaya Municipal Council (MPSJ) gave Mayland the green light to build an extension (adding of rooms) to the existing Grand Dorsett Subang hotel, only to find a violation of the granted Planning Permission (PP) when it turns out they were going to build a whole new residences building there instead. Nevertheless, Mayland’s past portfolios like Royal Domain, Maytower, and Menara Hartamas still earn them FECIL’s trust to ensure the success of Dorsett Residences Bukit Bintang.
FECIL is a huge conglomerate based in Hong Kong with businesses that include property development, hospitality (Dorsett Hospitality International Limited), and car parking in Mainland China, Hong Kong, Malaysia, Singapore, Australia, New Zealand and the United Kingdom. The group was listed on the main board of the Hong Kong Stock Exchange in 1972 with some of its property portfolios include Dorsett Residences Singapore, Sevilla Crest Hong Kong, and Madison at Upper West Side Australia.

Dorsett Residences Bukit Bintang to sum it up has a prime address, is relatively cheaper to another up-and-coming property development near it, and features furnishings and interior design many would find appealing. The lack of over-the-top facilities despite the high maintenance fee may be due to the commercial land title since the management will have to pay more in terms of utilities. Although its image is slightly marred by Mayland’s blunder with the Dorsett Waterfront Subang, it’s good to know that FECIL is the sole developer of this project under Dorsett Bukit Bintang Sdn Bhd.
Bukit Bintang’s own prime address and the fact that it’s surrounded by other established districts like KLCC and the forthcoming Tun Razak Exchange and Bandar Malaysia means that for investors, the rental yield return is not something one needs to worry. After all, having 2.5 million tourists and visitors in Bukit Bintang monthly should further convince one of the area’s positive reception.
