Pantai Hillpark is located near the residential enclaves of Bangsar South and Bukit Pantai. This hilltop residence is considered as one of the great successes of property development in the Klang Valley.
Launched in April 2020, Embayu @ Damansara West is a 6.5-acre leasehold development comprising 455 condominium units. The development’s name is coined from the words “embun” and “bayu”, which mean morning dew and breeze in Bahasa Malaysia respectively.
Embayu is a nature-inspired development that targets owner-occupiers and families. This is because many families live in the area, which comprises mostly mature landed properties. This development is also ideal for first-time homebuyers and families who are looking to upgrade.
Embayu is developed by manufacturer-turned-property developer PRG Holdings Bhd. The condominium is located in Seksyen U5 in Shah Alam, Selangor, and has a gross development value (GDV) of RM270 million. It is a joint venture (JV) project between PRG and the land owner, Baycity Park Sdn Bhd.
Embayu will have 44,000 sq ft of landscaped spaces over three levels to provide residents with the opportunity to be close with nature in the vicinity of their home. The nature-inspired condominium will have various facilities that nurture families’ well-being including green stairs from Level 2 to Level 3.
Level 3 is where the main facility podium is located. It has a miniature park concept and features 25m swimming pool with see-through panels, wading pool, event lawn that can fit approximately 10 tables (there’s a BBQ pit on its left and right respectively), cabana lounge, leisure decks by the pool, multi-purpose hall that fits 20 tables, and recreational mound for kids to tumble around safely, among others. Units facing the facilities could cost from RM10,000 to RM20,000 more.
On Level 2 itself, Embayu will feature a mini waterfall, which goes from the Level 2 to the Ground Floor. Apart from that, there’s also a scenic pond, and a stream, which all lends a relaxing environment to the development.
The development’s entrance/guardhouse faces East, along Persiaran Kosmos, and it also faces another development, Nadayu 801 @ Subang Murni.
Embayu will be gated and guarded, with 24-hour CCTV surveillance system. Interested buyers should visit the Embayu sales gallery, which was launched in August 2019, at Taman Subang Murni, Shah Alam.
The show unit features Type A1 (1,031 sq ft, with 3 bedrooms and 2 bathrooms), and the development’s site is right in front of the sales gallery. The development will be orientated according to the scale model that’s in the sales gallery.
Units start from RM515,000, and sizes are from 1,000 sq ft. The development is slated for completion in 2022, and piling was recently completed.

Project Details
Reports indicate that there will be 650 residential units in 3 blocks on a 6.5-acre site. While the leasehold tenure will expire in 2105, the developer indicated that they will extend the lease prior to project completion.
The first two blocks (Blocks A and B) comprise 455 residential units, are open for sale while the third is still in planning. For the third block, the developer has yet to confirm its plans, and the in-house agents at the sales gallery made no confirmation nor denial on whether the blocks will be under Rumah Selangorku.
While Block A and B are confirmed, there’s no official announcement on what Block C (labelled as ‘Coming Soon’ in this photo) will be.
Blocks A and B will be 14 storeys tall each, with built-ups ranging from 1,000 to 1,213 sq ft. Some units will come with a balcony or a private garden. The units start from the Ground Floor itself, with 10 units per level for Ground and 1st Floor, and 16 units per level from the 2nd Floor onwards. There’ll be 3 lifts per block.
The show unit suggests possibilities for a room to be converted into a study. All bedrooms come with wooden flooring.
Prices start from RM515,000 (increase of RM2,000 per floor), or an average price of RM515 psf. Maintenance fee will be 25 sen psf, inclusive of sinking fund.

Location
Seksyen U5 is connected to major highways, including the Guthrie Corridor Expressway (GCE), New Klang Valley Expressway (NKVE), Federal Highway, and Damansara-Shah Alam Elevated Expressway (DASH). Once DASH is completed, it will be faster to get from Embayu to Kuala Lumpur. Those travelling on DASH who are returning to their units at Embayu, can turn off at the exit near KFC.
Amenities close to Embayu include Giant hypermarket, Star Avenue Mall and Thomson Medical Centre. The area also enjoys access to Damansara, Subang, Shah Alam and City of Elmina townships, which also means that amenities such as Subang Parade, Strand Mall, the Curve, 1 Utama, Empire Shopping Gallery, Sunway Parade, Subang Jaya Medical Centre, Citta Mall, Sri Kuala Lumpur and KDU University College, are within a 15-minute drive. On a gloomy Saturday afternoon, it took us about 5 minutes to get to the Subang Airport, 10 minutes to Citta Mall and 15 minutes to Kelana Jaya.
For those living on Kwasa Land, there’ll be free daily shuttle bus to and fro Kwasa Sentral MRT station.

Analysis
Based on development trends, this area could be the next growth area after Subang, Ara Damansara, and Glenmarie. For Embayu, it is surrounded by double-storey landed homes. There are new shop lots opposite the development site, with a handful of eateries such as kopitiams, and mamaks. That’s about it. If you drive out, then there’s a KFC/Pizza Hut, which is located beside an industrial area where many car workshops, and others, have set up shop.
For now, there are only a few blocks of retail lots within walking distance from Embayu. Choices are limited.
Now, let’s talk about Damansara West. One could say the developer is taking a leaf out of the development of Sungai Buloh (Kota Damansara) and Kampung Kerinchi (Bangsar South, though this area has officially reverted to Kamping Kerinchi in 2019). Now you have Damansara West in Shah Alam! It is often used as a marketing term for locations in Shah Alam U5 and U6.
Damansara West is a good alternative those looking for urban living that’s close to key areas, while relatively cheaper than established locations in Shah Alam proper, Subang, Ara Damansara, and Kota Damansara.

Summary
The developer has partnered Maybank Islamic to offer HouzKEY for Embayu @ Damansara West. HouzKEY was introduced as a home financing solution to provide 100 per cent financing and lower monthly instalments.
Buyers will only have to pay three months of refundable deposit upfront, with no other payments until the property is completed.
If you purchase Embayu, you are also purchasing the potential here. While the area lacks immediate amenities, there are options a short drive away. Plus, the office park @ KWASA Damansara could boost socio-economic growth as it will house the new HQ for EPF, office towers, media hub, F&B outlets, retail mall, banquet hall, and auditorium.
There are plenty more development within the 2,330-acre Kwasa Damansara master plan development by Kwasa Land Sdn Bhd, a wholly-owned subsidiary of the Employees Provident Fund. Kwasa Damansara’s master plan features residential, commercial and mixed-use components. Damansara West is likely to benefit once Kwasa Damansara develops further.
Currently, property prices in Damansara West are still generally lower than in Kota Damansara, Ara Damansara and Subang Jaya. For example, a 2-storey terrace house in Taman Subang Murni is priced approximately between RM600,000 and RM680,000. Coupled with improved infrastructure, Damansara West should see rapid development over the next 10 to 20 years.
The other project developed by PRG is Picasso Residence, off Jalan Ampang. The project faced delays and is expected to be completed in 2021.
