PLANNING for a long stay in Batu Ferringhi?
One should check out the newly completed Ferringhi Residence Phase 1 project – a range of condo villas suitable for long term leasing, holiday homes or just a plain ideal residence. In case one may not know, Batu Ferringhi is one of Malaysia’s oldest tourism belt – coming alive in the 1960s and 1970s as a vacationing spot for Royal Australian Air Force personnel.
Ferringhi Residence is nested just 200 metres from the Uplands International School. When driving along the main road (coming from the Tanjung Bungah area), upon seeing a traffic lights junction with the Holiday Inn Resort located on the right, turn left. And drive for a stretch of some 700 metres, and there you will see it along the road called Jalan Sungai Satu. It is located at the tail end of a slightly bended road. Signage is evident along the path.
It is 35km from the Penang International Airport, 10km from the Gurney Drive area, 25 km from the first Penang Bridge and 10 km from the nearest hypermarket – Tesco in Tanjong Tokong.
There are now only two ways to the Ferringhi Residences – either from the Balik Pulau end (longer and narrow passage) or from the Tanjung Bungah end (shorter but also narrow passage).

Mah Sing Group Berhad is one of the household names in property development throughout Malaysia.
It currently has 48 residential and commercial projects throughout the Klang Valley, Johor Bahru (Iskandar Malaysia), Penang (Northern Corridor Economic Region), and Kota Kinabalu, Sabah.
In Penang, the developer and its member Uptrend Housing Development Sdn Bhd has completed almost 10 – projects in the past two decades.
The developer has also chalked up some 100 awards and accolades from leading media publications and peer associations.
There is a sense of a peace of mind at the Ferringhi Residence. Upon entering the front area after the security post, one is greeted by water cascading from fountains and ponds. It relaxes the mind; that’s for sure!
A look at its private club shows that efforts have been put in to capture the essence of living in a garden concept. There is much greenery throughout the common grounds of the residences with the six landscape themes adorning the blocks. The clubhouse is two storeys high with a gymnasium.
The infinity pool looks average and barren but since the project was just completed, look for the developers to put the finishing touches to make the common grounds and clubhouse appealing. There is ample space to conduct walks or jogging and facilities to conduct many family activities including barbeques. There is also more than ample parking bays although it was said that each unit has two reserved lots. Outside there is also a makeshift jogging trail that will likely develop into one when the residences are fully occupied
Each block is connected by one elevator and each floor shared by only two units to maintain a sense of privacy.
The choices are from a three plus one bedrooms with a built-up space of 1,510 to 1,752 sq ft.
One of the bedrooms can easily be converted into a study or recreational room as well as a storage area.
It can also be consigned as a utility room because it is small.
The ground units of which one has been converted into a showroom, is 1,752 sq ft, and it has a private ground level garden.
Type B1 (ground floor): There are four bedrooms and four bathrooms (two are rather small). The main parcel is 1,510 sq ft (140sq m) and the accessory parcel o 242 sq ft (22sq m). The pluses here is a private garden.

Each unit looks spacious enough due to the installation of built – in cabinets, and it is semi-furnished in terms of the kitchen cabinets and a private garden setting on the ground floor. As it is located behind a hilly range, there is a strong breeze flowing into the units. At the ground level, one can witness the six landscape themes of the flying carpet, eco streets, water lounges, paddy terraces, infinity pool and scent trail that adorns the outside compounds.
The kitchen is nested in the corner, not quite visible upon entering the unit – it is often a good thing as customary the kitchen should be in the background.
And the show room units also have large glass coverings.
The built – in cabinets are located at the left side of the living room, but one might be dismayed to notice that there is much glass-like panelling outside the cabinets.
It may not be appealing to families with toddlers and children as the glasses may crack if it is fiddled. All electrical installations are provided with some 20 points seen, and the contractors also installed connections for a heater, internet and air conditions.
The semi furnishing came in the form of the cabinets and panelled installed at the living room, bedrooms and kitchen areas. It helps conserve space while the bedrooms looked quite similar in terms of the size. The master bedroom and a second room have connected bathrooms.
Majority of house buyers would prefer their homes to be their version of what castles should be like. And so, it is a tall order to appease the discerning buyers.
Over at Batu Ferringhi, the developer – Mah Sing Group has put in a painstaking effort to build condo villas near a tourism belt. It is located behind the Penang Hill hilly terrain range and near to the Teluk Bahang Forest Reserve. The entire project is divided into three phases with the first one completed as of October, this year with 200 condo villas.
The immediate area within the units’ compound is still under construction – remember two more phases, so it may put off some buyers who instantly want their “castles” or paradise scenes. But this sparse landscape should change in several months into a garden like surroundings with plans for phase two getting underway.
It was learnt that phase two which was proposed as another form of residential housing has registered 1,300 inquiries. Among the type of housing mooted for the second phase are semi-detached homes and condominiums.
As the development pace moves in earnest with such plans, this place should begin to resemble what it was originally designed to be – an affluent locality with a garden-like ambiance.
The inhabitants will be exposed to the tourism belt where culinary delights, shopping, international resorts or hostels are all within walking distances. That commercial neighbourhood is only about one km away. So one need not worry about food or social amenities – it is widely available as the residences are located right in the middle of Penang’s prestigious tourism enclave.
There are ample cab services that run from 7 am to midnight. One can bargain a good price but often enough, the drivers are the ones who want to come out better when haggling over it. For more precise convenience, there is also the smartphone app – based Uber taxi services available in the area.
Until the Penang transport masterplan takes off with its light rail transit system (LRT), the only way there is via the roads. That also leaves us with the stage public buses which is operated the Rapid Penang Bus Service. It plies the routes throughout the island from 6 am until midnight. The drawback is that there are no bus stops near, so one may need to stroll for about 900 metres upwards (the nearest bus stop is at the Holiday Inn Resort). It may put off some buyers, especially those who prefer to use public transport to commute around Penang.
The 200 condo villas are located within the walking distance of the Uplands International School.
The plus point about living here, is that one is within a treasure cove of tourism products – the resorts, the Batu Ferringhi beachfront which offers the latest water sports experiences, the food and of course – the street food of what Penang is known for.
Safety and security
No developer can assure its tenants of total security outside of its perimeter walls or fencing but internally, Mah Sing advocates a strong safety and security culture. Hi-tech devices can be seen on the site.
The security officers are often smiling, and courteous – a value –added incentive to stay in a gated community. I was told that there are over 100 CCTVs installed at various locations throughout the 10.8-acre site. Then, there are also routine patrols and a perimeter fencing with fibre optic cable and a video motion detector.
Visitors go through an access control system upon entering and exiting, and it records electronically the drivers’ faces, vehicle registration while details of the visitors are also scanned.
Residents have direct access with an issued smart access card that is said to also given them access to the clubhouse. There is also a home intercom and a call assist button. A huge plus point is been met by friendly and candour security officers, who are often willing to extend a helping hand. For now, the personnel are local officers and it is something good because the line of communication can be effective.
As for schools and banking, the nearest public secondary schools are at Tanjung Bungah and in Pulau Tikus some 15 km away. Among the schools within the vicinity are the secondary school in Teluk Bahang and Tanjung Bungah. Meanwhile, there are banking ATM machines at the Petronas petrol and gas station while the nearest bank is Maybank at Tanjung Bungah – some 15km away.
There are several private hospitals and public clinics, who provide consultation and treatment services to most ailments. For emergencies, the nearest private clinic is between the nearby Park Royal Hotel and the Hard Rock Hotel in Batu Ferringhi. It is about two km away only. There are also doctors on call services provided in the resorts, so one drive down to the resorts and seek help.
The nearest hospital is the Adventist Hospital about 12km away. Nearby Rasa Sayang Spa and Resort is mooting a wellness package for its guests to illustrate healthy living and eating.
In terms of the final pricing, a local prospecting buyer may find the quoted price of RM 1.25 million steep. But this is Penang, many properties are now reaching the million threshold due to market demand and limited land banks. But do note that 95% of the 200 units are already declared sold.
According to the project’s sales personnel, some of the buyers came from Penang, Kuala Lumpur, Hong Kong, Singapore, Britain, the United States, India, Indonesia, Japan and Portugal. And the fact that it is located near to rather established international schools, makes the residences attractive to the academia world as well as students and their parents. Students in international schools tend to come from a privileged upbringing so it is logical if their parents snap up a unit to be near their children or it can act as a second holiday home. And with the local currency ringgit trading at record lows, it is a good time to snap up one for a bargain value.
Penang is essentially a booming state as property prices have appreciated steadily over the last two decades.
The proposed state transport masterplan of LRT, new roads and an undersea tunnel will also enhanced connectivity and bring even more value to the properties. That might take another two to five years – the completion date.
Either way, Ferringhi Residence is now part of the great property infrastructure dotting the island acreage of Penang.
