There’s not much of information being revealed by the CapitaLand and Juta Asia at this moment. However, one thing’s for sure- GenKL will be located within Taman Lian Hoe’s Jalan Kuchai 3. And like its predecessors, it will be a rather premium project as the developers are only focusing on the more affluent market currently. According to them, GenKL will mainly target those family oriented home buyers who are looking for a spacious and luxurious place to stay, in addition to a close proximity to the city centre.
Meanwhile, in terms of facilities, this project has quite a number of them. A total of over 30 different types of relaxation and recreation avenues could be found in GenKL, ensuring that you will hardly go bored. However, most of them are located at the ground floor. Thus, you will probably need to take a lift down to enjoy those pleasures.
On the inside, a grand lobby will welcome you home, along with a waiting lounge, gymnasium, yoga room, kid’s playground, BBQ zone, function pavilion, sports & games lounge, nursery room, reading room and a minimart. There’s nothing spectacular here, but you will find them very convenient, especially when there’s a 5+1 lift system around as well.
Now, the outdoor is where some of the interesting facilities lie. On the top left corner, a small slot is allocated for a tropical garden walk, garden view terrace and badminton cum multipurpose court while to the right, some space is provided for you to cycle and have a light exercise as well. Along the path, you will also come across a modern Zen pond and the guardhouse. Not to mention, there’s a chance for you to dip into a 50m infinity pool, children wading pool and Jacuzzi, just in front of the villas.
When it comes to its interiors, GenKL provides a modern touch of class and simplicity. It’s spaciously designed layout along with a closed and well ventilated kitchen also makes it ideal for a family living. Besides, decent floor finishes such as laminated wood and other quality tiles are also added to mix to enhance the overall living experience. Unlike the others, GenKL features 3 completely different living experiences within a single residence. This unique combination of villas, condominiums and dual key residences is a concept that has become quite popular abroad, especially in countries such as Singapore and Australia. In this regard, the villas would provide a strategic replacement to the classic penthouses while the dual key residences would offer a flexible combination of a studio and a condominium suite altogether.
The floor plan includes 7 different variants and Type A would be the smallest and most basic unit with a built up area of 1,150 sf and 3 rooms.
Similarly, both Type A1 and Type B units provide 3 bedrooms as well but they come at a much larger size of 1,169 sf and 1,370 sf respectively. However, the Type B units also include a study room and utility room.
Compared to those mentioned units, Type C1 would differ slightly as it comes with 4 bedrooms and a utility room. In addition, it also has a much larger built up area of 1,574 sf.
Meanwhile, Type C and D would be the unique dual key units which feature their own studio units. The smaller variant would be Type C with a built up area of 1,551 sf and 2 bedrooms and a utility room while the larger variant would be Type D, with a built up area of 1,894 sf and an additional bedroom and a study room.

Another important aspect to note about the units is that they are specially designed to be a corner unit that faces only the north or south direction. The purpose of this concept is to provide a better natural lighting and ventilation to the living areas.

Old Klang road, as the name implies, is one of the oldest and busiest roads in Malaysia. Recently, it has seen its surrounding neighbourhoods such as Seputeh, Taman Desa, Taman Lian Hoe and Taman Overseas Union (OUG) underwent a massive rejuvenation, with high rise residential and commercial properties being built left and right.
It is, however, also notoriously well known for its abysmal traffic conditions, which seems to get worse each year. So, whether it is day or night, you better be prepared to endure a torrid journey when you drive along the massively congested federal route.
Having said that, getting to GenKL would really require a lot of patience as you need to pass through the epicentre of Jalan Klang Lama to gain access to Jalan Kuchai 3.
Thankfully, the road is toll free and is linked to many major highways such as the E10, New Pantai Expressway (NPE) if you are coming from Subang or Sunway area and the E23, SPRINT – Kerinchi Link – Federal Highway if you are coming from Damansara or Petaling Jaya area.
Alternatively, it could be bypassed altogether if you are coming from Kajang or Bangi. Just take the E2, North South Expressway (NSE) – E9, Sungai Besi Highway and it will lead you to Jalan Kuchai Lama instead. From there, just heads towards Jalan Kuchai 3 and that is where GenKL will be located.
As bad as its traffic conditions are, Old Klang Road is home to many excellent Chinese restaurants and hawker stalls such as Cao Cao Grilled Lamb, Big Tree Fried Pan Mee and CoCo Steamboat restaurant.
And being a predominantly Chinese area, bars, pubs and clubs were able to thrive in this less restricted neighbourhood. In this regard, The Scott Garden truly comes alive with clubbers and alcoholics after sunset. Besides, you can also find Tesco at its Ground Floor, should you need to replenish your goods.
Moving along the road, you will pass by the Choong Wen Chinese School before you reach Taman Lian Hoe. GenKL is just located behind the school and is within a walking distance away. In future, there might also be a dedicated pathway that leads towards the school.
As you enter Taman Lian Hoe later, you will find the neighbourhood to be rather calm and peaceful. There are some decent eateries and retail lots available around the area; one in particular is Sin Chua Kee Restaurant. But overall, it is a good place to recluse from the chaos of Jalan Kelang Lama.

A small scaled project that does not come cheaply, GenKL is definitely not one for masses. At the starting price of RM780 psf and maintenance fee of RM0.35 psf, it is a rather premium price you would have to pay to live in this luxurious condomium cum villa. However, considering the developments around Old Klang Road / Kuchai Lama are getting scarce and expensive, it would seem like a reasonably good property to buy if you are planning to stay near the city centre.

Like its predecessors, GenKL is yet another lavish project jointly developed by the highly prestigious CapitaLand and Juta Asia. Despite their previous successes, this particular project lies deep within Jalan Kuchai 3 and the highly congested Old Klang Road. In this regard, accessibility is not a major concern, but rather the snarl traffic is. There are also ample of facilities available in GenKL but few will really excite you. Besides, not much room is provided for you to exercise or to admire the natural lush greeneries, although a high maintenance fee is incurred. And unlike a well-planned green township, there won’t be any access to a major central park or a golf course. Nevertheless, GenKL is strategically positioned atop of a hill where you get to enjoy a marvellous view of the surrounding cities and green landscapes. More importantly, it is located within a walking distance to the Choong Wei Chinese School, making it highly convenient to those families who are sending their childrens there.
Although the surrounding neighbourhood is extremely dense with newly developed residences and other upcoming projects, you can find solace with GenKL in the more recluse neighbourhood of Taman Lian Hoe. If you don’t mind the hefty price tag slapped in this project, GenKL would provide a great return to you, in terms of comfort, luxury and convenience.
