This is a golfer’s paradise. The greens of the soon to be 18-hole golf course is merely right at your doorsteps. Living in isolation and free from the hassle of a city is the life is what The Enclave will be able to give to its residents.

Pulai Springs Resort, an established tourists and golfers’ destination

Nestling in one of Johor’s prime golf courses, there is a price to be paid by the establishment itself. Due to the construction of The Enclave, the developer had to close down half of the golf course. Prior to this, golf enthusiasts would travel all the way to Pulai to enjoy its long and challenging 36-hole golf course. But sadly, the resort will be left with a 18-hole golf course by 2017. That’s a massive sacrifice that the developer has to make in making The Enclave as a residential paradise. This could slightly deter hardcore golfers who would normally opt for 36-hole course due to its physical endurance from playing here.

The view is just breathtaking

The views here are spectacular. One just cannot stop and adore the greens of this golf course. Windy and shaded with lush trees, this is indeed a winning point for the developer in selling The Enclave. Imagine opening the doors and windows to your home and you would be greeted immediately by Pulai Springs award winning golf course. Nothing beats this after a long day at work, right?

Yet, there is the inevitable- the unwanted view of the neighbours from Taman Pulai Flora. A stretch of 2 to 3-storey Semi Ds will definitely be seen clearly from the units located at Phase 1 of The Enclave. This is indeed an obstruction to the units’ views as well as privacy. The units at both The Enclave and Taman Pulai Flora are built at the same height. But the developer promises to build high fences as a divider between The Enclave and Taman Pulai Flora. Trees will be planted along the length of the fences, just to ensure that Taman Pulai Floral won’t be visible to the eyes of the residents here.

Love thy neighbour?

Just bear in mind despite being extremely close to your backyard neighbour, the view here is amazing and perhaps the greens could make up for such hiccups.

Another high point of this development is that it is extremely private and exclusive. You just cannot deny that having 33 units at this development guarantees low density at its best. The incoming of folks here is controlled and residents do not need to worry if the area will ever hit by high density status. Tranquility is indeed a breath away at The Enclave! The only people that you will see on a daily basis are golfers hitting away at the greens but that won’t be a concern at all!

There are still discounts for those who are interested to get a unit or two here at this golfer’s paradise. There is the 15% discount for Bumi lots as well as a trip for two to China upon purchasing the units here. And if you are a golf enthusiast yourself, you would be glad to know that the developer will be giving a two-year golf membership at Pulai Springs Resort that is worth more than RM 3, 000 annually. If you are keen, then pay up the booking fees of RM 10, 000.00. That’s pretty much of a bargain, don’t you think so?

But how do the units here fair? Firstly, it’s a landed property. Space is not an issue, from rooms to lawn as everything is ginormous for a family to reside here.

The designs start from Type A right up to Type G. These seven unique designs are divided into 3-Storey Semi D and 3-Storey Bungalows. Type F, E and D are bungalows with sizes from 5,071 sq. ft.  to 6,541 sq. ft. Meanwhile, the others are Semi Ds that start from 4,129 sq.f.t to 4,877 sq.ft.

Phase 1 is currently is being built with nine units as Phase 2 will be entering the construction stage by next year. Booking for Phase 1 has been opened recently. Meanwhile, Phase 2 will be opened for booking after the Chinese New Year.

For buyers, it is the matter of size and location preferences. From a personal point of view, do try to avoid units that are looking directly into Taman Pulai Flora due to its close proximity. You wouldn’t want to spend the millions but living across those who aren’t exactly paying as much as you do. For secluded and strategic location, try going for units in Phase 2 as these units will be located deeper into Sungai Melana side of the golf course. The phase will have trees and greens surrounding the future units here. No nosy neighbours!

Type B is an example on how spacious these units are here at The Enclave. Standing tall as a 3-storey Semi D, its lot size is from 279.70m2 to 412.84 m2. With a built up area from 4, 129 sq.ft. to 4, 715 sq.ft., residents have ample of space to go around with. There are five bedrooms and a utility room that can be converted into a maid quarters. All rooms are connected with its own bath and this include the utility room. The kitchen is done is a grand manner. Both wet and dry kitchen are separated. Those who enjoy cooking would definitely be thrilled to know that the kitchen has one of the spectacular views in the house. The greens are just mesmerising and this would definitely provide more inspiration to cook and bake ala Nigella Lawson or even Jamie Oliver!

With such a grandeur interior, the rooms are indeed the heart to this establishment. They are tastefully done, providing luxurious bathrooms as well as impeccable finishes all around. Even the walk in closet is a dream to all Carrie Bradshaw wannabes who would love storing their Chanel and Hermes bags in the storage area and stacking their countless of Manolo Blahnik and Jimmy Choo shoes on the shoe racks.

The route to The Enclave

Pulai Springs Resort and Golf is not located in the heart of any town in Johor. It is located at the outskirt of Johor Baharu, along the Skudai-Pontian highway.

There is a smaller road to get into the majestic golf resort via Jalan Pontian Lama. It is still extremely accessible to those commuting back and forth between Pulai and Skudai.  In general, it would take at least 20 minutes to reach the heart of Skudai from here. And it would take at least 45 minutes to reach the heart of Johor Bahru.

Among the neighbouring housing areas

Due to its isolated location, there isn’t any other major developments within this area except for the golf course and the resorts. Residents would have to travel outside this secluded area in order to reach amenities around neighbouring townships or housing areas. Thankfully, there are quite a few nearby. Taman Universiti, Taman Pulai Flora, Taman Pulai Utama and Taman Mutiara Rini are among your friendly neighbours that might lend a helping hand if you chose to reside here at The Enclave.

Residents would only be able to access hypermarkets such as Giant and AEON, and other smaller mom and pop’s shops at these areas. Meanwhile, Klinik 1Malaysia Bandar Baru Kangkar is the closest medical care at Jalan Pulai Harmoni.

Do bear in mind that Pulai Springs do not have amenities such as schools, clinics, malls or other commercial establishments due to its resort and private golf club status.

Among the preschools nearby

There are quite a number of places that provide basic primary education for children but they are also located around other housing areas along Jalan Pulai Perdana and Persiaran Pulai. The nearest schools are Sekolah Kebangsaan Sri Pulai Perdana, Sekolah Menengah Taman Universiti 1, 2 and 3, Sekolah Kebangsaan (Tamil) Kangkar Pulai and Sekolah Kebangsaan (Cina) Woon Hwa.

Parents can opt for the reliable Smart Readers Kids and Tadika Q-Dees located at Taman Pulai Utama for their pre-schoolers. There are a number of independent brand of kindergartens as well located within The Enclave’s neighbouring housing areas.

For higher level education, this is the place to reside. Universiti Teknologi Malaysia‘s township is just a neighbourhood away at Taman Universiti. It is not only the hub of UTM Skudai but it has ample of amenities such as a mosque, Pasaraya Boleh Supermarket, Jaya Jusco Universiti and U Mall.

There are a lot of restaurants within driving distance. Premium Café, Marrakech Café, Waterfalls Cafe and Southern Café are among those located at Jalan Pulai Perdana.

As for gas and petrol stations, there is a PETRONAS station near Jalan Pulai Perdana and a Petron station at Jalan Ara, closely located at Sungai Melana. Please do get to know the location of these station as you need ample of petrol supply if you decide to stay at The Enclave!

As for Johor’s main attractions and major amenities, the distance from The Enclave are as follows:

  • 12 km to Seri Omega Private and International School, Senai
  • 17 km to Senai International Airport
  • 18 km to Columbia Asia Hospital, Nusajaya
  • 19 km to Johor Premium Outlets (JPO)
  • 20 km to EduCity Iskandar Malaysia
  • 21 km to Kota Iskandar and Puteri Harbour, Nusajaya
  • 23 km to Legoland Malaysia
  • 23 km to Puteri Harbour Family Theme Park (Hello Kitty)

Residents will depend heavily on own transportation when it comes to commuting out of the resort on a daily basis to either head out to work or even shop for simple groceries. Public transportation would be hard to come by given how secluded the area is. Residents should at least have one personal mode of transportation for practicality sake.

Without a doubt, living at The Enclave brings privacy and the prestige status to homeowners. But it is a no brainer that residents must be willing to travel in and out of the golf resort regularly for basic needs such as groceries, education, medical care and even some entertainment. It could be a hassle to some. But given existence of such amenities at the neighbouring townships, it shouldn’t be a problem if you could just live with these little hiccups.

Meanwhile, rental rates within this area would have to be based on its neighbouring housing area of Taman Pulai Flora. It starts at RM 1, 600 and is able to reach RM 2, 500. But do bear in mind that these are mid-ranged housing areas with lower price of per. sq.ft. and cheaper maintenance fees.

Summary

This is one of those properties that will make you contemplate of what you want in life. If you need to get away from the city madness, this is the property for you. Secluded and isolated on an established golf resort, you won’t have those manic Mondays. No bottleneck jams either! This is indeed a place that you would settle in with your family for good. Or perhaps, this could be a home for life after retirement especially for golf enthusiasts!

On a rental or investment point of view as advised by the sales rep, this is not the place to do it. Many won’t rent in an area as exclusive and secluded as The Enclave due to its lack of amenities within an immediate reach. Most tenants who are looking to rent a home would prefer a housing area that provides ample amenities or facilities as well as closely located to the main town.
