As you can see from the picture, the shortest route to the development site Block 18 is closed at the moment because the southern area is in the midst of undergoing a land clearing process and road development. With the phase 1 of Aspire Residence scheduled to be completed in 2018, you will find more vehicles and residents moving into Cyberjaya in the future. This will be great news for the locals as the more needed life will soon be injected into the town.

For the project, there will be a total of 3 phases where the first phase will comprise of 3 residential blocks. In each blocks, the lowest floor will be reserved for the disabled friendly units (Type B) while only the second and third blocks will consist of penthouses. The rest, however, will consist of the standard Type A residential units. The total number of unit for this project is still being finalized but I can roughly say that there’s going to be a huge influx of people coming into this development in the future.

The facilities provided for this project are rather ordinary with a standard multipurpose hall, head office, surau, gymnasium, reading room, kindergarten, swimming pool, changing rooms, children’s playground and a bicycle track. However, there will be a lot of team building activities available in this residence with the futsal court, badminton court and tennis court. And because the facilities are quite basic, it charges a much lower maintenance fee at RM0.25 psf (excluding sinking funds) compared to the other premium developments around Cyberjaya.

Overall, the façade doesn’t look too shabby for a mid-low cost entry level residential project. In fact, considering its low price tag, you should be glad that such a good deal still exists in Cyberjaya. Stylish and spacious enough for you to call it home, Aspire Residence is definitely a value for money purchase in my opinion.

At this point of writing, the sales gallery has yet to be made available to the public. Hence, only concepts of the interiors could be shown. From the illustrations, it looks pretty decent for an affordable home. Kitchen cabinets completed with hood & hob are provided, as well as a complete set of bathroom vanities and water heater. You will also be given a few units of air-conditioners and a 1 year waiver of maintenance fees. However, for the floorings, only ceramic tiles will be used. Nothing too fancy I would say, but you are getting quite a good deal here.

There are four basic floor plans available in this residence and they are Type A, B. C and D. Type A is the most basic unit with a built up area of 900 sf and 3 bedrooms. Similar to Type A, Type B also has a built up size of 900 sf except that it is a disabled friendly unit and located at the first floor. What makes the disabled friendly units so special is that they consist of a ramp at the entrance and bathroom area to aid the disabled people to move around. And for Type A & B units, no balcony is provided and only 1 carpark is allotted. If you really wish to get a unit with an additional carpark and balcony, then you have to consider their Type C or D units. Type C is their largest unit with a built up area of 1,608 sf and 4 bedrooms while Type D is slightly smaller with a built up area of 1,175 sf and 3 bedrooms. These are their most expensive and exclusive units.

Finally, an affordable housing project has come to Cyberjaya. Enough of SoHos, SoVos and serviced apartments already as Aspire Residence brings you a real home through its condominium and penthouse units. Unlike its other classy rivals, Aspire Residence is located further south of Cyberjaya at development Block 18. There are pros and cons for this area, but generally, travelling to Putrajaya and Dengkil will be made much easier.

Besides, it is also well connected to major highways such as MEX, ELITE, LDP, PLUS and SKVE. As you might have already known, the public transportation systems in Cyberjaya are quite efficient, with the KLIA Express Rail Train (ERL) located nearby and various bus stops placed around the town. In fact, a MRT station will also be built at the Cyberjaya City Centre in the future, but it will be quite far to the north though.

All and all, Aspire Residence is situated in a reasonably good spot in Cyberjaya that is easily accessible to Dengkil, Putrajaya, KLIA, Kuala Lumpur and Puchong.

For Aspire Residence, the nearest corporate towers would be LHDN and HP Global Centre. If you are looking for investment opportunities, your target market would be those people who are working in these major business centres or those coming from Putrajaya. To be frank, Aspire Residence would be more suitable for own stay rather than for investing. So, don’t say I didn’t warn you.

Meanwhile, places to eat are currently limited to those located in Neo Cyberjaya as the southern part of Cyberjaya has just begun its developments. There you will find some cheap Mamak and Malay foods, along with some retail lots as well. The Cyber Putra College is located nearby too, so, you can also target the students to become your potential tenants. But honestly, I doubt they will come to your premise because it will be at least 6-10 minutes’ drive away.

Aspire Residence is a high density condominium located at the southern part of Cyberjaya. Currently, there are several condominiums and service apartments around the area such as The Domain and Serin Residency. Both projects have already been completed and were launched at a much lower price than Aspire Residence. However, considering the fact that real estate prices have been sky high for the past few years, there are very little other cheaper alternatives in Cyberjaya besides Aspire. At RM450 psf (before discounts), the developer is giving out a complete set of kitchen and bathroom equipment and amenities, along with several unit of air conditioners as well. Hence, in terms of price, I think it is justifiable at this current property climate.

Neither too shabby nor too luxurious, Aspire Residence is a good buy for those who are looking for an affordable home. Peace and tranquillity could also be found in here as they are situated away from the heart of Cyberjaya to the south. But the problem with affordable homes as we all know is the total density of the residences. In this regard, there will be over 400 units of condominiums in every block, with at least 2,800 new families coming into Aspire in the future. Nevertheless, to make up for it, SPNB Aspirasi provides you with a semi-furnished place to stay, where you just need to buy a bed, TV, sofa set and a dining table when you get your keys later. Also, there are plenty of retail lots being built around the condominiums, so, finding places to eat and shop should not be too difficult. In the end, if you are looking for a cheap and spacious place to crash in Cyberjaya, Aspire Residence may just be the right one for you.

Conclusion

Affordable and spacious, there’s really not much condominium developments left in Cyberjaya. Only through SPNB Aspirasi, the government and developer enabled the young and unaffordable ones a residential place to stay with its private lands. So, this is a limited chance for you to get a cheap, comfortable and reasonably stylish home in Cyberjaya via Aspire Residence.
