Ayuman Suites in Gombak was undertaken by Talent Team Sdn Bhd, a property player incorporated under the Laws of Malaysia in 2000 and provided with Company Registration Number of 515554. Despite being fairly new, it has successfully provided construction and civil engineering services for over 23 years.

The development consists of 553 units of serviced residences housed within a 33-storey tower, and is sited on freehold land with a residential title. Property buyers can choose from 2 configurations, namely Executive Suites (Type A) and Elite Suites (Type B), which respectively have built-up areas of 557 sq ft and 657 sq ft. Another positive thing is that there are fewer blocks in Ayuman Suites. Most importantly, it is about 20 percent more affordable than KL Traders Square.

Summary

Ayuman Suites, Gombak External Facade

We believe Ayuman Suites in Gombak is suitable for own occupation and as a family home as its vicinity is peaceful, serene and surrounded by lush greenery. Despite its kampung-like ambience, the area is still well-connected to important places and major urban centres. As a matter of fact, it’s within the vicinity of the LRT’s northern terminus for the RapidKL Kelana Jaya Line, on top of being close to DUKE 1 and DUKE 2.

However, its rental prospects may be a bit lacklustre as many people studying at the colleges and universities in the area said there are more conveniently-located residential projects in the vicinity aside from Ayuman Suites. Another downside is that the project’s vicinity is infamous for traffic congestions and heavy flooding during torrential rain.

Nonetheless, the serviced residences at Ayuman Suites have seen strong demand and brisk sales. In fact, nearly all of its 553 units were snapped up by property buyers within months of its launch, and only a few units remain. One reason for the robust demand is its affordability and good location.
