Ayuman Suites in Gombak was undertaken by Talent Team Sdn Bhd, a property player incorporated under the Laws of Malaysia in 2000 and provided with Company Registration Number of 515554. Despite being fairly new, it has successfully provided construction and civil engineering services for over 23 years.
The development consists of 553 units of serviced residences housed within a 33-storey tower, and is sited on freehold land with a residential title. Property buyers can choose from 2 configurations, namely Executive Suites (Type A) and Elite Suites (Type B), which respectively have built-up areas of 557 sq ft and 657 sq ft. The serviced residences are priced from RM320,000, which translates to RM580 per sq ft (psf).
There is a total of only 489 units for Type A, and 64 units for Type B. Both unit types come partially furnished. Each home will come with complimentary appliances, namely two water heaters, two air-conditioning units, hood and hobs as well as kitchen cabinets.
The Ayuman Suites freehold residential project was completed in 2018.

Aside from that, the freehold development features a myriad of facilities and amenities. There is a swimming pool, as well as a Jacuzzi pool for relaxation and sore muscles. Location
Ayuman Suites is nestled within the Gombak District in the state of Selangor in Malaysia. The freehold project is strategically located as it’s just a 1.1km-walk from the Gombak LRT Station along the RapidKL Kelana Jaya Line.
Another good thing about the development is that its vicinity is home to some of the country’s prestigious colleges and universities. This includes the main campus of International Islamic University Malaysia (IIUM/UIAM), Tunku Abdul Rahman College (TARC) and the Malaysian Institute of Art (MIA).
It is also surrounded by local schools, such as SA Rakyat Al Kausar, SK Gombak Utara, SK Sungai Pusu, SMK Sungai Pusu, SR Islam Al Huda and SR Islam Al Huda (Abim).
Apart from being a short-drive to the Orang Asli Museum and Batu Caves, a popular tourist attraction, Ayuman Suites is also a mere 6-minute drive (2.7) km to M3 Mall, and the Ong Tai Kim market is also within close proximity.
This serviced residence is also fairly accessible from Kuala Lumpur, Kepong and Genting, as it is conveniently close to the Duta–Ulu Klang Expressway (DUKE) and the second phase of the DUKE 2 highway.
Analysis
We compared Ayuman Suites with another residential project in the same area, namely KL Traders Square, to determine if you should purchase a unit in the former.

As you can see from the table above, among the advantages of Ayuman Suites is that it’s already completed, while KL Traders Square is expected be ready only by 2022. Another positive thing is that there are fewer blocks in Ayuman Suites. Most importantly, it is about 20 percent more affordable than KL Traders Square.
Summary
We believe Ayuman Suites in Gombak is suitable for own occupation and as a family home as its vicinity is peaceful, serene and surrounded by lush greenery. Despite its kampung-like ambience, the area is still well-connected to important places and major urban centres. As a matter of fact, it’s within the vicinity of the LRT’s northern terminus for the RapidKL Kelana Jaya Line, on top of being close to DUKE 1 and DUKE 2.
However, its rental prospects may be a bit lacklustre as many people studying at the colleges and universities in the area said there are more conveniently-located residential projects in the vicinity aside from Ayuman Suites. Another downside is that the project’s vicinity is infamous for traffic congestions and heavy flooding during torrential rain.
Nonetheless, the serviced residences at Ayuman Suites have seen strong demand and brisk sales. In fact, nearly all of its 553 units were snapped up by property buyers within months of its launch, and only a few units remain. One reason for the robust demand is its affordability and good location.
