KL Traders Square a Review
Family living with ample space in the heart of the city has always been a rarely fulfilled dream for the commoner, especially one spacious enough to house a moderately sized family. Adding on the unstable economical climate and inflated property market, it seems even more unlikely in the 20th century to live anywhere close to the city worth mentioning.
The widely celebrated KL Traders Square has however answered the dreams and desires of many buyers who wish to live, work and play within the city affordably, with its location minutes from the borders of the Golden Triangle. There are so many advantages to living at KL Traders Square’s, and all its residents will have to put up with is a slightly higher than the norm density – imagine OUG Parklane off Old Klang Road. Worry not, KL Traders Square is only half the density.

Sitting on prime freehold land and set to change the landscapes of the neighbourhood, KL Traders Square which spans a massive 17 acres of land will be a fully integrated development to provide the ultimate convenience of lifestyle to its buyers and residents. Although all the retail lots are mostly sold out, there was no mention of any confirmed tenants as of the end of 2015. It was however hinted that the retail lots are to be used mainly by F&B businesses and various service providers such as banks. In lieu of the F&B businesses, residents will be able to enjoy a quick breakfast before heading out to work, or enjoy a leisurely dinner on a lazy no-cooking night. These retail lots are sized between 5,009 sf and 10,891 sf and had a minimum launch price of RM3.3 million.
Opened to public, the retail lots that form the base of KL Traders Square is anticipated to attract visitors from within the vicinity. That is however the going-ons of the below only; the residential floors of KL Traders Square is what buyers of KL Traders Square will be really interested in.

Situated on Level 8 of KL Traders Square is the pride of the development. Sitting at the beginning of Jalan Gombak, KL Traders Square has utmost convenient access to the Duta-Ulu Kelang Expressway (DUKE). Rather conveniently, this highway also connects to the New Klang Valley Expressway (NKVE) and the the Middle Ring Road 2 (MRR2).

Locals who are familiar with this area will appreciate the location of KL Traders Square even more when they discover how many main trunk roads that KL Traders Square is within proximity to. Aside from being situated on one of the most well connected trunk roads in the area, KL Traders Square is also within a short drive to the trunk roads of Jalan Genting Kelang and Jalan Pahang. By utilising the former, getting to Setapak will take mere minutes and with the latter residents are connected to the up and coming township of Bandar Baru Sentul.
While many fret about the traffic congestion that they may have to endure when getting home during peak hours on weekdays, worries are already being alleviated with the construction of the Duta-Ulu Kelang Expressway 2 (DUKE 2). This extension of the old DUKE highway will have an access road directly on Jalan Gombak almost literally in front of KL Traders Square, and will additionally provide access roads directly to Jalan Tun Razak and the Mahameru Highway (MRR1), and indirectly to the Ampang-Kuala Lumpur Elevated Highway (AKLEH) as well.

Or for a more expansive education there is the Sri Utama International School barely 5 minutes away. Although situated at only approximately 10 minutes away from Universiti Tunku Abdul Rahman (UTAR), buyers do not expect there to be student renters at KL Traders Square as there are many more residential developments within walking distance to UTAR itself.
Every home is incomplete without being situated close to a supermarket or shopping mall. At KL Traders Square, residents have the privilege of being located close to both. For an unharried and relaxing weekend in a nice and quiet neighbourhood mall there is the Festival City Mall barely five minutes away from home, which lives up to its name in terms of liveliness and variety of products and services.
Otherwise for a quick stop at a supermarket for a pick-me-up, there is the Aeon Alpha Angle shopping mall also within the vicinity. For those who prefer the busier shopping malls of the Kuala Lumpur city centre, Suria KLCC, Pavilion, Berjaya Times Square and Sungei Wang Plaza are all less than 20 minutes away.
Being situated this close to the city, residents of KL Traders Square are also privy to some of the best of medical healthcare within a 6 kilometre radius from home. Columbia Asia Medical Centre is 3 kilometres away, and the renowned Tawakal Medical Centre with its prominent specialists is only a 5-minute drive away.

KL Traders Square – Surroundings
A considerably fair distance away from KL Traders Square as to not be a bother is a small commercial hub which hosts a varied number of offices, products and services from mini marts to light shops and even a Bank Simpanan Nasional (BSN).
KL Traders Square – Commercial Hub Down the Lane
KL Traders Square was designed by the developer to be an affordable first home for new families. They achieved their objective successfully, with many of the buyers comprising long time residents of the area who are looking for a home upgrade. During a visit to the showroom, it was also revealed that there were many parents who bought a couple or more units at KL Traders Square for their children for fear that prices of property in the future will be too astronomical for their children to afford a home.
With a launch price of RM408,000 during its launch, the average price psf for KL Traders Square stood at approximately RM530 psf. With a lack of land in the city, there are no new developments within the vicinity of KL Traders Square where by the area has a distinctive lack of high rises. The closest existing high rise in the area is La Villas Condominium which has an average selling price of RM399 psf, while the landed properties in the vicinity is about RM308 psf. Considering the age of these developments compared to the novelty of an integrated development in the neighbourhood with a plethora of facilities, KL Traders Square is well worth its RM530 psf.
A Summary of KL Traders Square
Finding an affordable home within the city with good connectivity is about as hard as finding a needle in the haystack, even more so a new and upcoming development of decent build quality and size. KL Traders Square is the answer to many needs, resulting in landfall sales of KL Traders Square with 50% of the development being sold out before it was even officially launched. A short visit to the sales gallery showed that sales of KL Traders Square was in no way slowing down, with the place being crowded even after a heavy rainfall during the weekend.
Recognising the potential owning a business in this neighbourhood with its ready catchment of patrons, the retail lots of KL Traders Square were sold out long before the residential units were. The fourth and last phase of KL Traders Square is slated to be launched by the end of 2016, while the first phase is expected to be completed by 2019 and the entire development is expected to be completed by the year 2022.
