Rimbun is the name given to 66 limited edition Double Storey Terrace homes in Bandar Kinrara. The units are 20ft by 70ft and come with three floor plans: Type A with a built-up of 1,921 sq ft, Type B with a built up of 1,921 sq ft and Type C with a built up of 2,090 sq ft.

Rimbun is by the I&P Group, as are quite a number of developments in Bandar Kinrara. I&P is the master developer of the Bandar Kinrara township along with TemasyaGlenmarie, Alam Impian, Bandar Baru Seri Petaling, Alam Sari, Bayuemas, Alam Damai in Klang Valley as well as Taman Perling, Taman Rinting, Taman Pelangi Indah, Taman Industri Jaya in Johor Bahru.

Bandar Kinrara is one of the earliest flagship developments by the I&P Group. The pitch roof is the signature of Rimbun on the outside. Even though these units are 20ft by 70ft, inside, a large space has been opened for family interaction, as can be seen downstairs from hall to kitchen as well as upstairs in the family area. Free Flow Living 

Rimbun offers extra large combined living spaces, meaning there is seamless flow from hall to kitchen without the obstruction of walls. These elongated and wide spaces are enhanced by large glass doors and windows that invite the outdoors in too.

The first floor is well-planned in that it has a family area from which all three bedrooms are accessed. The master bedroom has very wide and low windows. The car porch too has a flat roof and no columns that do not impede on space or obstruct views.

With only 66 units, the emphasis in Rimbun is on spaciousness. Outside, the expansive greens and spaces are a result of planning and working with the land’s natural features.

Rimbun ─ otherwise known as Phase 6B2 in I&P’s development of Bandar Kintrara ─ is set apart from the rest in more ways than one.

Seated at the edge of Kinrara, across the road at the end of Jalan Bandar Kinrara 6F at the traffic light junction, and then across the road of Persiaran Puncak Jalil right at the edge of Taman Puncak Jalil, Rimbun’s location is indeed set apart.

But not to worry. A new road may be cutting right through from Jalan Kinrara 6 where most of Bandar Kinrara is to connect to Rimbun directly and that road may be called Jalan Kinrara 6G. Of course, the new road name is not confirmed and where it may be cutting through is also not confirmed but in all likelihood, that seems to be the logical conclusion. The road is already nicely tarred as you can see in the pictures below.

Bridging the Divide

Rimbun’s location is also set apart because it is a freehold parcel (next to Puncak Jalil’s leasehold houses and it is also at the edge of Bukit Jalil. As you can see from the maps above, all that verve from the upcoming Pavilion Bukit Jalil City, is just 1.5km away. This puts Rimbun in a very prime location indeed.

But naturally, Bandar Kinrara as a whole, is a prime piece of real estate. Spanning 1,904 acres (771 hectares) and offering a mix of nicely spaced residential neighbourhoods with a range of property types from low-cost to super exclusive as well as well-designed commercial and retail areas, the township has done very well for itself through the years, thanks of course to its master builder, I&P Group.

In the Beginning

Kinrara was once a rubber estate. It was the (younger) sister estate of Bukit Jalil. Development through Perumahan Kinrara Berhad (a member of the I&P Group Sdn Bhd) started with Bandar Kinrara 1 (BK1) way back in 1991 with a series of low-cost terrace houses before Bandar Kinrara 2 (BK2) double-storey terraces began construction. In 1995, the construction of the Bukit Jalil Highway “separated” but spurred Bandar Kinrara’s growth and expansion to the other side of the highway up to Bandar Kinrara 9 (BK9) where The Zest is today.

Thus, the older sections of BK1 to BK3 lie on the right side of the Bukit Jalil Highway leading towards Puchong while the newer, more upmarket BK4 to BK9 lie on the left side of the highway.

In Bandar Kinrara 6, on the right side of the highway where the Kinrara Golf Club and Country Resort are located, are Kinrara’s older bungalows and semi-Ds. More bungalows are slated for development here, huddled around the golf course along the wide and mostly quiet stretch called Jalan Kinrara 6 where ─ as seen in the above pictures ─ a cut-through, currently via Jalan Kinrara 6F (and possibly later, through a new Jalan Kinrara 6G) will be made to access Rimbun.

Capital Appreciation

Bandar Kinrara, on the whole, has become a sought-after township. In recent years, “properties in Bandar Kinrara have shown an appreciation of between 40% and 100% and more,” according to I&P’s website, “and new products too are enjoying an increase in value of up to 25% in just two years after their launch”.

Is that a wild claim? Not at all.

Often called a “market follower” by property analysts, Bandar Kinrara’s rise up the ranks, especially in terms of property appreciation, is symbiotic with the growth of its neighbouring townships. With Bukit Jalil shifting into high gear for accelerated development and Puchong Jaya in Puchong pushing full steam ahead, Bandar Kinrara too rides on the bandwagon for an equivalent price uptrend.

For example, I&P’s upcoming 10 Kinrara, as a follow-up to 8 Kinrara, will be selling for RM750 per sq ft when it launches and Irama ─ double storey terraces of 22’ X 75’ (sold out by now) were launched from close to RM1 million. Rimbun’s prices are accordingly, on par with market rates too.

Connectivity

Being highly accessible through the Shah Alam Expressway (KESAS), the Bukit Jalil Highway, the Middle Ring Road 2 (MRR2), Lebuhraya Damansara Puchong (LDP), Maju Expressway (MEX), New Pantai Expressway (NPE), the soon-to-come Serdang-Kinrara-Putrajaya Expressway (SKIP) and Jalan Puchong, as well as two LRT Stations at Giant BK5 and Alam Sutera BK9, the road ahead for these freehold Bandar Kinrara properties looks positively paved with gold.

Summary

Rimbun is one of the last, and one of the smaller and thus more affordable I&P landed homes to be built in Bandar Kinrara. For those who have to watch their budget, this may actually be their final call to own a brand new I&P freehold landed property.

The rest of the landed developments on the last few parcels of Kinrara land will be bigger (such as bungalows and Semi-Ds) and thus, will cost more. Or, they will be highrises with commercial and retail components. For example, their next launch will be 10 Kinrara in the mixed enclave of BK5.

As mentioned above and in their own website, I&P is now putting the finishing touches to a township they built from scratch in the 1990s and which is now quickly reaching the final stages of full development.

I&P is a trusted brand name with a string of accolades as can be seen above.  Because most people have confidence in them, their developments are usually snapped up without question, sometimes, without advertising, without launching the project and without even having the need to build a show unit ─ as in the case with Rimbun.

Buyer confidence is further boosted by the fact that Bandar Kinrara itself is a prestigious address, thanks in part to, well…I&P.
