Units at KAIA Heights are generous in space and flexible in design. The larger floor space allows for more comfort and opportunities for residents to craft their own living atmosphere.
In the end, it is always about the the location, the affordability, and the quality of the project that makes it a sell-out success.
Casa Green (Residensi Hijauan), Bukit Jalil by Amber Homes Development Sdn Bhd hit the market in January 2015 and within days of its news in the grapevine, all the units were snapped up…all the units except the Bumi lots, that is.
So, for those who qualify ─ here’s your chance if you’ve missed the boat. There are quite a number of Bumi lots left actually and they come with an additional discount with an even lower price. And if the lots are still available by the time the project reaches at least 50% of completion, and provided permission is granted to convert the status of the lots, there might be good news for everybody else too.
About the Project
Casa Green (Residensi Hijauan), Bukit Jalil is a 980-unit leasehold condominium of three blocks at 38, 32 and 33-storeys.
Block A with 490 units housed in 38 storeys is a RUMAWIP block and it is completely sold out.
Blocks B and C are not RUMAWIP and these are the blocks with the Bumi lots left. Block B at 32 storeys has 240 units while Block C at 33 storeys has 250 units. That makes a total of 490 units of which 30% or 147 units are the Bumi quota. At the time of writing, there are around half of this number left, all priced at RM460 psf. Since all the units are 1,003 sq ft (but set in three different configurations), the price per unit would be RM460k before Bumi discount.
Casa Green, BJ comes with 14 contemporary facilities, two side-by-side parking and is set next to The Trinity Group’s Z Residence (completed in 2014) and Exsim’s The Rainz (completion in 2018), both of which were launched at RM550 psf and RM880 psf respectively.
Casa Green BJ’s pricing is therefore, a good deal. The development is expected to be completed in 2019.

Project Details
There are three blocks to Casa Green Bukit Jalil spread over approximately 5 acres of land. Block A is a RUMAWIP while Blocks B and C, at 32 and 33 storeys respectively, are non-RUMAWIP.
Block B consists of 240 units while Block C has 250 units, making a total of 490 units that are open to the public. All the units have been sold except for the Bumi-alloted ones and there are quite a number remaining. All units with built-ups of 1,003 sq ft are priced at RM460 and below, so there’s a good deal there.
The units are North and South-facing with 10 units on each floor served by three lifts.
Levels 1 to 7 are for car parking – with two free side-by-side car parking bays given for each unit – while Level 8 is the facilities podium.
And speaking of the facilities and the landscaping on the podium, did you know that the landscape architect for Casa Green BJ is JRD Architects? JRD Architects is quite famous for having designed townships and high-end residentials and hotels like:

Floor Plans and Layouts
All the units come with a built-up of 1,003 sq ft but they have different layouts differentiated by their three typical Types – Type B (1003.49 sq ft), Type C (1003.20 sq ft) and Type D (1003.49 sq ft). Amazingly, all the Types come with three bedrooms, three bathrooms (yes, three bathrooms) a balcony and a yard.
Type B and C are squarish in layout and are almost similar except for the configuration of the bathroom in Bedroom 1 of both Types and the yard where one is slightly wider. Both Types feature placing the private spaces of bedrooms on one side of the unit. Type C is of course, the “smallest” Type of the lot.
Type D is where the configuration differs completely. Instead of placing the private spaces of bedrooms on one side of the unit, Type D has a more “balanced” layout in the sense that the bedrooms are placed on both sides of the unit, leaving the “public” spaces for living, dining and kitchen anchoring the centre of the apartment. Type D also features a “landscape” layout and thus is more rectangular than square. It however, features the smallest yard of the three Types.
Site Plan
You can see where all the three blocks and all the units are placed. Type A in Block A (seen in blue above) are RUMAWIP and these have been 100% taken up.
Location
From fallow ex-estate land to one of Kuala Lumpur’s swankiest lifestyle addresses, Bukit Jalil properties today command RM1,000 psf or more for some of its most glittering residentials ─ thanks to the coming of the iconic paradigm-shifter called Pavilion Bukit Jalil City. That it is furiously transforming the landscape, upping its value by manifold and seeding the mushrooming of symbiotic developments all around is evident. Bukit Jalil City is scheduled for completion in 2019. Anticipation is in the air. The makeover is imminent. Thus, there is not one square inch of ground left unturned in the whole of Bukit Jalil in the run up to the deadline.
Which is why everybody wants to own a piece of Bukit Jalil these days. And developers are at hand to make their wish come true, offering an increasing assortment of developments to provide housing, work, business and commercial opportunities for the expected influx of traffic in and around and even beyond the borders of Bukit Jalil.
Casa Green BJ, for example, is located closer to Bukit OUG, and nearer to the Kinrara end of Bukit Jalil at Kampung Muhibbah. It is one of the many high rises situated there, crowding the banks of Sungai Kuyoh – the river that runs from Serdang Lama through Bukit Jalil Technology Park, Bukit OUG along Lebuhraya Shah Alam or KESAS, Jalan Puchong and into the Klang River in the end).
Casa Green BJ’s construction site is beside Z Residence which is next to The Rainz which is in turn next to Kiara Residence, which is in front of Bukit OUG Condominiums and which is next to the LRT lines, shop lots, older landed properties, industrial areas and such.
The condominium’s other neighbour to its immediate left (when viewed from Google Maps) is the many blocks of government-provided PPR Kampung Muhibbah flats. Needless to say, there are thousands of units in this vicinity, and in addition to Casa Green BJ’s own 980 units – yes, you could say density is a tad on the high side here.
LRT Convenience for Casa Green Bukit Jalil
But be that as it may, the good news is – Casa Green BJ’s location puts it in a very central position. For one, it has very good LRT convenience as The Muhibbah LRT Station is located just 500 metres away. Not only that, the second LRT station – the Awan Besar LRT Station ─ is located about 1km away. In other words – Casa Green BJ has not one, but two LRT stations at its disposal.
Road Connectivity & Amenities Galore
Further to the LRTs, are the road connections to everywhere else. As you can see in the map below, it takes less than 30 minutes to get anywhere by road or light rail. The KESAS Highway runs in front of Casa Green BJ and will only take a minute for residents to reach it via Jalan 4/155.
Highways and Trunk Roads:
KESAS, MRR2, Bukit Jalil Highway, KL-Seremban Highway MEX Highway, LDP Highway, MAJU, Federal Highway, New Pantai Expressway, etc. Trunk roads include Jalan Jalil Perkasa 1, Jalan Awan Besar, Old Klang Road, Jalan Puchong and so on.
Shopping, Leisure and Entertainment:
Paradigm Garden City
While all the excitement is being centred around Bukit Jalil City, the closer mega-shopping and leisure centre would actually be the upcoming 63-acre Paradigm Garden City incorporating living, working, playing, hospitality and shopping spaces in the form of Paradigm Mall 2 on Jalan Awan Besar, OUG. The new WCT-driven multi-integrated development is just 2km via the newly-opened Jalan 4/155. Residents of Casa Green BJ could take the Muhibbah LRT to Awan Besar LRT, jump on a MyRapid bus and ride the rest of the 1km there!
And of course, OUG and OKR with all their established businesses, services and shopping malls like Plaza OUG, the wet market, the newly-upgraded and expanded Pearl Point Shopping Mall and The Scott Garden are just a little further down.
A little further down would take you to The Federal Highway, Bangsar South, Kerinchi, and also Mid Valley MegaMall.
The Link 1 and 2
Going the other way towards the Bukit Jalil Highway, past Arked Esplanade (and all its eateries and businesses) would be The Link and The Link 2, the former being shop offices filled with all manner of businesses including boutique hotels, Hero Mart and eateries like Hailam Kopitiam and Dominos Pizza; and the latter being a mixed development of more shop offices and retail centres as well as residential towers. The Link and The Link 2 are both about 2km away from Casa Green and both developments are by Berjaya, in case you want to know.
Pavilion Bukit Jalil City
This one doesn’t need further expanding. Spanning 50 acres, Malton’s Bukit Jalil City has been aptly taglined as the “Next Iconic Landmark of Malaysia”. With the embodiment of “Lifestyle, Living and Luxury” as its concept, there’s good reason why it is called so. Bukit Jalil City is 4km from Casa Green BJ.

Summary
In this current economic climate where getting a home at affordable rates is the way to go, Casa Green makes an ideal buy any way you look at it.
Basically, all the infrastructure is already in place. From road and public transport to amenities like schooling, healthcare in several surrounding matured neighbourhoods and upcoming ones as well, to in-house facilities as good as the more expensive developments while being set within a prime, central location ─ Casa Green Bukit Jalil couldn’t be a better poised development.
Furthermore, from a price standpoint ─ the non-RUMAWIP units of Blocks B and C are not that much more pricier than the RUMAWIP of Block A, which explains why all of the units of the public blocks were taken up the moment they became available. For those who qualify getting the remaining Bumi lots, here is your second chance.
