Residensi Seri Wahyu consists of 660 RUMAWIP units housed within a 33-storey block sited on a 99-year leasehold land. It is being developed by Enchanting Heights Sdn Bhd, a unit of Mah Sing Group, a leading local developer. The affordable housing project is expected to be completed by March 2020.
Priced at RM300,000, each unit measures 805 sq ft and is equipped with 3 bedrooms and 2 bathrooms. Apart from the basic units, buyers have the choice of buying an upgraded package that comes with floor tiles, water heaters, air-conditioning units, kitchen, and bedroom fittings as well as extra electrical points in exchange for an additional payment of RM30,000, on top of the unit’s selling price.
Home buyers may also purchase extra parking space. For RM25,000, they can purchase one additional tandem parking bay, or RM30,000 for an extra side-by-side parking bay.
Moreover, Residensi Seri Wahyu features a wide array of facilities and amenities. These include a nursery, swimming pool, children’s pool, children’s playground, a fully equipped gym, multipurpose hall, a BBQ area and surau.
Given that this is a RUMAWIP development, a type of affordable housing project subsidized by the Federal Government of Malaysia, not just anyone can purchase a home here.
To qualify, single homebuyers must have a monthly income of under RM10,000, while married couples need to have a household income of not more than RM15,000. Aside from being a Malaysian citizen, the buyer must be age 18 and above. Another condition is that they must either work or reside in the Federal Territories (Wilayah Persekutuan), namely Kuala Lumpur, Putrajaya and Labuan.

Location
Residensi Seri Wahyu is strategically situated near the middle of the capital, with Jalan Kepong (3.2km), Batu Caves (3.6km), Selayang (7km) and KLCC (12.6km) all being a short-drive away. This is because the affordable housing project is easily accessible via Jalan Ipoh, Jalan Kepong, Jalan Kuching, Middle Ring Road 2 (MRR2) and Duta-Ulu Kelang Expressway (DUKE).
Situated next to Lakeville Residence, the development is just 1.3km from the Wahyu Komuter station (KTM). It is also approximately 2km from the upcoming Sri Delima station along the MRT Sungai Buloh-Serdang-Putrajaya (SSP) Line 2, which is targeted to be operational by 2021.
Aside from that, Residensi Seri Wahyu is a 4.6km drive to Pasar Borong Selayang (wholesale wet market), while Selayang Hospital is farther at 6.7km.
The affordable housing project is also close to several schools like Victoria International College Malaysia, Chong Hwa Independent High School, Sekolah Jenis Kebangsaan (C) Mun Chong and Sekolah Jenis Kebangsaan (C) Lai Chee.
But for home owners at Residensi Seri Wahyu, going to green areas may take more effort. For instance, the Taman Metropolitan Kepong is about 5.8km away, while the distance to the Forest Research Institute Malaysia (FRIM), Taman Tasik Titiwangsa and Templer’s Park are between 9km and 13km.
Analysis
As you can see in the table below, houses in Residensi Seri Wahyu are not only affordable, but they are also large enough to accommodate a family. While the units there are smaller than the residential properties in Lakeville Residence, you will be saving about RM349,000 if you purchase a home in Residensi Seri Wahyu.

Another advantage is that Residensi Seri Wahyu has a lower density than Lakeville Residence. However, the disadvantage is that only eligible people are permitted buy RUMAWIP homes. Aside from that, there are tens of thousands of applicants for such properties, meaning there’s a high chance that you will not be chosen when balloting for these homes.
If luck is not on your side and you fail to secure a RUMAWIP unit in Residensi Seri Wahyu, you can try the next most affordable home at Kiara East DEX. But while these homes cost about RM364,800, they’re significantly smaller than the units at Residensi Seri Wahyu.
Summary
Owning a home at Residensi Seri Wahyu means enjoying nearly all of the perks of Lakeville Residence, sans the latter’s higher price tag. Instead of paying at least RM649,000 (or less via Lelong Auction) for a regular unit in Lakeville Residence, you only need to pay a minimum price of RM300,000 for a RUMAWIP unit in the same project.
That price tag is a steal given the project’s strategic location. In fact, it is about 1.3km from the Wahyu Komuter station (KTM), while the future Sri Delima MRT Station is around 2km away. Due to the unit’s ample size of over 800 sq ft and their proximity to schools and hospitals, they make excellent family homes.
There is also some rental potential as Residensi Seri Wahyu is close to the popular tourist spot of Batu Caves, and is next to Sungai Batu lake. But some netizens pointed out the lake’s water is green and dirty. Nonetheless, developer Mah Sing has undertaken steps to clean it up and beautify the lake.
