Project Details
The Reach@Titiwangsa is clearly targeting family based buyers, who would go for space, rooms and convenience due to having a big number of family members. There are eight types of design and width offered by the condominium. All types cater to give ample of space to family as well as extended members.
Type A is the average size of the units offered by the developer. At 1,523 sq.ft., Type A has ample of space for a family. With three bedrooms and three baths, privacy is guaranteed for all members. The rooms are cosy enough for children and their toys or even teenagers who also seek for privacy from their parents.
There is a utility room, neatly slotted in next to the kitchen and has its own toilet. For most families, this is considered as the fourth bedroom. It is able to fit in a single bed and a closet for one occupant. This is something that most families would look for in a home, a room for a maid. And worry not for those who hoard, there is a reasonable size storeroom that can be utilised. But if you don’t have a maid, then the utility room can be used as a storeroom for extra storage space.
Type E is among the smaller units available at The Reach@Titiwangsa. With 1,441 sq.ft. in size, Type E has three bedrooms and three bathrooms. There is no storeroom or utility room. But it does serves the basic needs of a family that can be seen as adequate. These units are most probably sold out due to its cheaper price tag. If you are seeking for one now, it might just be a little too late. There is another alternative. Type D shares similar plan and criteria that could serves as a fall back unit.
Type G is the only unit with private lift lobby. Imagine the wait for your ride down is just within the comfort of your own home. Size at 2,502 sq.ft., it has three bedrooms, one study area and a utility room. All rooms are connected to a bathroom. How private can you get!
For most buyers, both study area and utility room can be converted into rooms for extra family members including a maid. If you are not looking for a duplex unit but a unit with ample of space, this could be the one for you.
The Reach@Titiwangsa has an amazing duplex built up. Type H is the sole double volume unit that can be deemed as pretty reasonable. With 2,685 sq.ft. in size, it offers four bedrooms, one study area, one utility room and five bathrooms. Given its double volume unit, imagine the ample of space that residents have. The utility room can be converted into a maid’s room and it is conveniently located at unit’s the lower ground floor.
The views would definitely be a selling point for the developer. Please do enquiry from the sales rep on which available units are left and with what view. It does matters as The Reach@Titiwangsa has some spectacular views.
All blocks has Suria KLCC , Lake Titiwangsa and Genting Highlands insight according to the location of the units. Bear in mind, units facing KLCC are much more expensive than the rest. But you are at risk of having DUKE within the view. Imagine noises that bound to happen especially at peak hours!
Personal recommendation is to take units with the view of Genting Highlands. Greenery backdrop won’t hurt given the fact that you will be living in a concrete jungle. It is much more serene and quiet. And plus, these units are cheaper.
Hate to break the news to potential buyers; units at Block A are sold out! There aren’t much left at Block B. The remaining units include a few of E’s at 35th floor and some of A’s at the lower levels between 7th to 13Ath. For those who have no financial cap, there are ample of Type H units left at Block C.
By the way, each units will be given two car parks, both located side by side. Hassle free, isn’t it?
Location
The Reach@Titiwangsa is neatly snugged in an area in between Titiwangsa and Setapak. Lo and behold, the area is still deemed as unexplored and untouched by any developer when it comes to high-rise condominiums. Its location is hidden behind rows of shop lot that are facing Jalan Pahang.
The common selling point for the establishment of the area would be the close proximity to major shopping complexes around Kuala Lumpur such as Suria KLCC, Pavillion and Bukit Bintang. Given the location of The Reach@Titiwangsa, it is quite feasible to commute to these malls within 10 to 15 minutes via driving, if residents opt to drive along the smaller roads of Jalan Tiara Titiwangsa and Jalan Tembaga.
Do avoid using the main roads of Jalan Pahang that is currently undergoing a massive construction due to the DUKE interchange. Those who are working within Titiwangsa and Jalan Pahang area would be delighted that going to work would be a short commute given the hidden roads that are attached to the establishment.
Doctors and staffs of nearby hospitals such as Hospital Kuala Lumpur, Pusat Perubatan Puswari and Tawakal Medical Centre should seriously consider The Reach@Titiwangsa given the close proximity between the condominium and their hospitals.
The area is never short of access to education. Various school streams are easily reachable and this would definitely benefit parents with practicality in mind when it comes to distance between home and school. Chong Hwa Primary and Secondary Schools, Chiao Nan Primary School, Mun Yee Primary School, Westley Methodist School, Setapak Primary School (for children with special needs), St Ronan Kindergarten, Seri Titiwangsa Secondary School and SMK Puteri Titiwangsa are all within driving distance from The Reach@Titiwangsa.
Meanwhile, for those with medical woes, fear not as Hospital Kuala Lumpur, Hospital Pusrawi, Tawakkal Healthcare Centre and Columbia Asia Medical Centre are among the closest hospitals to cater to any emergency needs. But there are always the more popular medical centres such as Prince Court Medical Centre, Ampang Puteri Specialist and Gleneagles that are still accessible if residents are willing to drive further into Jalan Ampang and Jalan Tun Razak. Meanwhile, Tan Sri Muhyiddin Charity Dialysis Centre is also located extremely near to the establishment.
There is a potential transportation nightmare for residents of The Reach@Titiwangsa who have no plans to drive. There isn’t a train station within a close proximity of the establishment. It is tricky to say that the trains are a walk away as residents would still have to rely heavily on own transportation or perhaps taxis to get to these train stations. Titiwangsa Station is the closest Monorail station for the residents. For Kelana Jaya RAPID Line, the closest stations are Dang Wangi and Kampung Bharu.
There is a huge land located closely to the condominium. When asked if there are any other high-rise condominiums in the mix for future construction, the sales rep assured that there would be none.

Summary
Given the pros and cons of the on-going construction of The Reach@Titiwangsa, buyers or keen buyers might have to put several factors into perspective in evaluating the value of the establishment.
For size and space, The Reach@Titiwangsa provides the right value for those moving in with family, especially an army of them. The condominium is definitely generous in giving rooms and space. A study area, utility room and a storage room are indeed what a family would look out for as additional requirements.
Meanwhile, location ought to be a secondary factor in deciding. We are aware that living in the city centre is crazily expensive. Thus The Reach@Titiwangsa does offer a more affordable living expenses in terms of owning a condo. It is slightly off the grid from the city centre. But given the rapid development in its infrastructure, it is worth the sacrifice especially if you are willing to commute a bit more.
A family’s basic needs are all around The Reach@Titiwangsa. Schools, shops, hospitals and malls are all within driving distance.
As for single folks intending to get a unit here, maximise the value by renting out the other rooms. A reminder, even the utility room can be converted into a room for one. No harm in earning extra cash while owning a unit here.
A good deal but small sacrifices required!
