After the launch of Jovita (linked semi-detached houses) in the Gamuda Gardens township in Sungai Buloh, Gamuda Land launched Joya in August 2019. Joya features double-storey superlink terrace houses. The 2 lot sizes are 24’ x 65’, and 24’ x 75’.  Plans for the remaining 676.6 acres of undeveloped land bank in Gamuda Gardens include landed homes, high-rise projects, a shopping mall, offices, hotel, international school, and public schools.

Location

The leasehold township was launched in 2017, and has a gross development value of RM10.1 billion. Gamuda Gardens is located in Sungai Buloh, at the northern part of Kuala Lumpur before the Rawang exit (Exit 115), if you are heading North along the North-South Expressway (NSE). 

Gamuda Gardens is connected via major highways such as the North-South Expressway, Kuala Lumpur–Kuala Selangor Expressway and Guthrie Corridor Expressway. These highways connect you to Shah Alam, Petaling Jaya, Selayang, and Kuala Lumpur. Plus, the Damansara-Shah Alam Highway (DASH) and West Coast Expressway (WCE) are expected to accelerate Sungai Buloh’s urbanisation.

As for public transport, the Kuang KTM Komuter station is 5km away, and one station from the Sungai Buloh interchange – where you can switch to MRT or KTM to continue your journey. There will be a shuttle bus service from Gamuda Gardens to the Sg. Buloh Interchange Hub (MRT Lines 1 & 2) in the future.

The township is also approximately 15 minutes’ drive from the Damansara toll, and approximately 50 minutes to Mid Valley Megamall from Exit 115. The direct access from NSE reduces 10 km (about 15 minutes) to and from the KL city centre.

Buyers of Gamuda Garden’s previous phases are from different areas, including Sungai Buloh, Rawang, Kepong, Petaling Jaya, and Damansara. Majority of them are families. According to the Department of Statistics, the Greater KL North population is estimated to reach 10 million by 2020, and Sungai Buloh will see rapid growth to absorb this increase.
