Gamuda Gardens is a 15-year development project in Kuang (north of Sungai Buloh), Selangor. The 810-acre township was launched in February 2017 and will be divided into seven precincts, with a total gross development value (GDV) of RM10.1 billion. Its 6,000 residential units will encompass link houses, linked villas, semi-detached, bungalows, and serviced apartments.

Gamuda Gardens is built on a natural undulating terrain and it features 5 cascading lakes and a waterfall in a 50-acre park, a mixed terrain cycling trail, and a waterfront village.

Another component that Gamuda Gardens will have ready for residents when they move in is the waterfront village, which is connected to the new experience gallery. The waterfront village is approximately 120,000 sq ft and it will house amenities such as a grocer, convenience shops, F&B outlets, sports and clubhouse facilities.

Gamuda is investing over RM200 million in upgrading the infrastructure. The opening of a 3.1km access road at the Kuang Sistem Interchange at the North-South Expressway (NSE) will cut travel from Kuala Lumpur to Kundang by 10km. It will also provide a direct link to Gamuda Gardens.

Gamuda Gardens also had the grand opening of its new 18,000 sq ft experience gallery in April 2019, with a star-studded concert by several Astro artistes and local-born Taiwan based singer-songwriter Gary Chaws.

The developer participated in the Home Ownership Campaign (HOC) 2019 where discounts were available and stamp duty will be exempted.

Gamuda Gardens in Sungai Buloh has good accessibility, amenities and lush greenery

During the launch of phase 1 of Gamuda Gardens, 181 units of double-storey link houses were introduced, and they are fully sold. In total, there are 302 units of 2-storey link houses in phase 1. The houses have built-up sizes of 20’ x 75’ and 22’ x 75’ and are priced from RM680,000, bringing its GDV to RM264 million.

The second phase consisted of 134 units of 2-storey link houses (20’ x 75’ and 22’ x 75’). The selling price was from RM750,000, translating into a gross development value (GDV) of RM233 million. Phases 1 and 2 will be completed in 2019.

The Rumah Selangorku affordable apartment units were launched in 2018, and the price started from RM180,000. The township’s first service apartment, Gaia Residences, was launched in September 2018, while its linked semi-detached houses, known as Jovita, was launched in May 2019. A key feature of Jovita is that all units will have a courtyard, with the flexibility to turn it into a garden or an extended dining area. Linked semi-detached houses are also known as cluster homes, where units are linked to each other at two sides and every unit is a corner unit with a 10ft side garden.

Gamuda Gardens’ upcoming commercial hub will feature retail lots, corporate offices, a shopping mall and shops with the Waterfront Retail Village Square, situated at the centre of the town. This Village Square will be located near the waterfall and lakes, and will feature cafes, restaurants, retail outlets and other modern amenities to serve the communities in Gamuda Gardens and its surrounding areas. The square is scheduled for completion along with houses in the first and second phase of the development.

Analysis

Due to the improved connectivity, residential property hotspots to look out for include Selangor Vision City (under Malaysian Vision Valley), Nilai/Pajam, Semenyih/Kajang, Putrajaya/Cyberjaya, Rawang/Ijok/Kuang, Sungai Buloh and Kuala Selangor.

Some might perceive Gamuda Gardens as being far from central locations in PJ or KL. However, the location is about 15 minutes from the Damansara toll on the NSE. The developer has been actively organising events to encourage people to visit Gamuda Gardens and experience it for themselves. Based on the healthy take-up during launches, it may have worked to a certain extent. Buyers of previous phases are from different areas such as Sungai Buloh, Rawang, Kepong, Petaling Jaya and Damansara, and majority of them are families.

It was announced in May 2019 that Gamuda Land will be working with 8 local and foreign companies to bring an array of facilities to ensure a good balance of residential, commercial and leisure offerings in Gamuda Gardens. They include New Zealand-based Skyline Enterprises which will build Malaysia’s first luge attraction, Arena Legacy, Ecocana Sports, Wedding by Emma, 7-Eleven, Mr DIY, Petron and Beaconhouse (which will offer pre-school and secondary school education).

The luge facility will be built on a 7.4-acre hill site, with elevation of 45 metres, overlooking Gamuda Gardens’ greenery, lakes and waterfalls, while offering adventure rides in the sky – Skyline Zoom Ziplines. These are poised to be major and certainly, unique attractions. Expected to be completed in the second-half of 2021, the 600m luge tracks are designed with twists, turns and tunnels for a wheeled-gravity ride that provides riders full control over their descent on purpose-built tracks. The Zoom Ziplines allows adventure seekers to race at speeds of up to 80km/h.

Gamuda Gardens would appeal to nature lovers and those who seek a more sustainable living. In fact, Gamuda Gardens is a Green Building Index (GBI) Silver-rated township. Some of the green initiatives include rainwater harvesting systems for selected homes, solar water panels, community recycling centre and recycling top soil for development usage. There will also be 20ft lush green back lanes to promote a “green lifestyle” and planting of indigenous trees in the township. Approximately 142 acres of the township is earmarked for landscaping. A total of 100,000 trees will be planted in the entire 810-acre mixed-use development project.

On the commercial side, the retail and business park within Gamuda Gardens is slated to be the commercial centre for north of Kuala Lumpur and is expected to create up to 31,000 job opportunities.
