Move up to a new luxurious lifetsyle

Move up to a new luxurious lifetsyle 200m above sea level

“Move Up To The Sky” exhorts the marketing slogan for Muse by the Sky at its website. It is perhaps an apt invitation to what the height of luxury living will mean at this 25 to 30-storey, freehold condominium located 200m above sea level at the zenith of Bandar Puchong Jaya.

For one, the views are above all…over horizons as far as the eye can see.

Previously known as Skyz Residence, Muse by the Sky at Bandar Puchong Jaya is built on 23 acres of high ground over the last section of the Bukit Jalil Highway as it merges with Puchong and the LDP.  The resort condominium comprises 5 towers of differing heights ranging from 25, 27 and 30 storeys housing 1,039 units altogether.  Each tower accomodates around 200 units or so, and  every unit is a Semi-D or Bungalow in the Sky.

The outstanding features of this residential-titled resort condominium are:

  • Its Excellent Location and Prime Address
  • Its extensive total land area of 23 acres
  • Its Green-ness in the form of environmental-friendly features, as you will see later
  • Its amazing resort themed concept made real by its 5.8 acres of landscaped deck replete with residents’ Clubhouse, 3-themed podium gardens and 1.5 times Olympic-sized pool plus a unique Cascading Pool
  • Its 6-Tier Security with Gating and Guards, CCTV as well as Panic Buttons
  • Its Awards. It bagged 2 Asia Pacific Property Awards for Highrise Development and for Landscape Architecture

Best of all, Muse by the Sky @ Bandar Puchong Jaya is by IOI Properties, the masterbuilder behind IOI Resort City, 16 Sierra, Bandar Puteri Puchong and Bandar Puchong Jaya in which three of its latest developments are located: SkyPod, Parc Ville and of course, Muse by the Sky.

Project Details

A resort for a home

A resort for a home

There are 5 blocks in all for Muse by the Sky housing a total of 1,039 units with built-ups ranging from 1,162sq ft to 1,657sq ft. As you can see, these are largish-sized homes built to accommodate a growing family with every unit being a semi-D or bungalow in the sky.

The towers or blocks are laid out in a semicircle around the Facilities Deck, all of them sporting differing heights and orientation to offer varying views of the fun activities on the deck or the Puchong and Kinrara vista as far as the eye can see.

Tower A will be 25 storeys high, Tower B  ̶  27 storeys, Tower C ─ 30 storeys, Tower D  ̶  27 storeys and Tower E─ 25 storeys. Every floor will have 8 units served by 4 lifts and every unit will be given two side by side car parks with plenty of parking bays for visitors.

Each tower will enjoy its own landscaping with plenty of lush greenery with plenty of flora and this is not inclusive of more greenery and flora on the Facilities Deck.

The concept of Muse by the Sky is that of a holiday resort, a home where residents can feel as if they are staying in the luxury of a 5-star hotel while having a wonderful vacation every time they go home.

For this reason, this premier residence is fitted with landscaped gardens, top class fittings and lifestyle options in abundance.

Green Muse by the Sky Above

Muse by the Sky has the incorporation of Green, not only in the literal sense of landscaped gardens but also in its design features such as:

  • Natural ventilation for all bathrooms without the use of exhaust fans through strategically-placed windows
  • Natural lighting in all open areas including the resort-style open-air lobby with high ceilings
  • Vertical plantings to enhance aesthetics and to reduce carbon footprints

In terms of opportunity for leisure and entertainment, the condominium has as many as 14 sky lounges distributed throughout the 5 towers to serve as chill-out space with 360° views of the world around, and as much as 5.8 acres of relaxation and recreational facilities for residents.

The recreation podium is a massive landscaped deck complete with a residents’ Clubhouse that comes with a 1.5 times Olympic sized swimming pool and a Cascading Pool with water slides for a splashing good time.  But that’s not all to the communal facilities. There are 16 other fitness, recreational and social facilities on this deck including a tennis court, a badminton court, a half basketball court, an interactive playground, par course area, jogging track, BBQ corner, a mini theatre, gymnasium, themed landscaped gardens, several Yoga / Tai Chi ports and so on.

Floor Plans and Specifications

For the moment, there is no showroom for Muse by the Sky as the current one is being refurbished to display a different setting in a new unit Type. However, the floorplans of 7 different kinds are available and will indicate the views and orientation and on which tower they will be in. The choices of floorplans is to cater to the differing needs of the family and each one is quite unique.

You will notice that apart from all the interesting configurations presented, every unit is either a Semi-D or Bungalow in the Muse by the Sky.

typeA

Type A is particularly interesting in that apart from its 3 good sized rooms with the Master Bedroom offering great window views from two angles, it has 3 balconies, a large yard and a store

typeB

Type B also offers some great window views from the Master Bedroom. It sports an angled balcony for different perspectives of the skyline

typeB1

Type B1 is the mirror of Type B

typeC

Type C faces outside offering City Views from the angled balcony (strategically situated). It is available in 3 towers ─ Towers A, C and E. This means Type Cs in Tower A will be looking straight into Puchong Jaya, Tower C into inner Puchong like Bandar Puteri Puchong and Tower E into Kinrara

typeD1

Type D1 is not to be confused with Type D (see below). This one is only 1,410sq ft but has 3 rooms, 3 baths + a storeroom, yard and two balconies. It is quite decent-sized with an expansive Living and Dining area

typeD

Type D is the biggest Type of all offering 1,657sq ft in built-up. It features 3 rooms and 4 baths and 2 utility rooms, one of which can be converted into a maid’s room. There are two balconies offering two different perspectives

typeE

Type E is somewhat similar to Type D1, only its slightly smaller. What’s different about it is that it offers a Wet Kitchen as well as a Dry Kitchen. This should appeal to Malaysians who are used to landed homes where Wet and Dry kitchens are featured

Location

1skyz OPENING PIC LOCATION

Muse by the Sky is located at the furthest end of the Bukit Jalil Highway, about 750m or 1 minute from where the road joins the LDP at the Puchong end of its run.

The condominium is on a hill overlooking the Bukit Jalil Highway but the address is Puchong Jaya as it falls within the boundaries of Puchong Jaya. (See map below)

Puchong Jaya or Bandar Puchong Jaya when referred to by its full name, is one of the largest if not the largest “bandar” or townships in Puchong  ̶  itself, a major 51.71sq km* amalgamation of Bandar Puchong Jaya and at least 45 other similar bandars in the Petaling district of Selangor.

(*At last count in 2008)

This is the big picture of the whole of Puchong, designated in pink. See how large it is? Look at the location of Puchong Jaya

This is the big picture of the whole of Puchong, designated in pink. See how large it is? Look at the location of Puchong Jaya

Yes, Puchong is enormous. It is so big it needs, according to Wikipedia, the governance of three separate local authorities, whose jurisdictions are:

  • Kuala Lumpur City Hall (Bandaraya)─ 5th to 7th mile Puchong
  • Subang Jaya Municipal Council (MPSJ) ̶  Kinrara to 16th mile Puchong
  • Sepang Municipal Council (MPSp) ̶  Bukit Puchong 2, 16 Sierra, Pulau Meranti and Taman Mas

How Puchong Got Its Name

But it was not always this big and busy. Back at the turn of the 20th century, Puchong used to be an Orang Asli fishing village.  The early settlement probably got its name from the flocks of Burung Puchong (heron) that used to proliferate the wetlands there. The birds were so plentiful, they became the staple diet of the Orang Asli community and thus had their name commemorated for the settlement they gave sustenance to from those days.

There are many heron species in Malaysia. They subsist off the wetlands and can come in stunning colours apart from white. Left: Burung Puchong Keladi (Striated Heron, Mangrove Heron or Little Heron) is a migratory species from the north. Its scientific name is Butorides striatus. Through the years, with the influx of migrants, the fishing village gave way to rubber estates and tin-mining “Kongsi” (so-called “companies” or working units) where the miners lived where they worked.

Up until the 1980s, Puchong consisted of only one two-lane road running through these estates and villages. With rapid urbanization, industrial zones, commercial belts and residential neighbourhoods mushroomed along Jalan Puchong ─ the main road  ̶  which grew and grew until it reached its present day proportions. Of course, by this time, tin mining and rubber tapping were phased out too but Puchong continued flourishing. Today, according to a Selangor Times report in 2012, Puchong’s population is fast approaching 400,000.

Bandar Puchong Jaya

Bandar Puchong Jaya, located between Bandar Sunway and Bandar Kinrara, is a self-contained satellite hub of about 1,000 acres large. The township is “related” to Muse by the Sky in that it was built by the same developer ─ IOI Properties, back in May, 1990.  Today, Puchong Jaya is a hugely successful urban centre with many iconic IOI landmarks and a population of over 40,000. And the growing hasn’t stopped.

Who wouldn’t know this landmark?

The famous shopping and recreation centrepiece IOI Mall with AEON Jusco commenced operations in 1996. (It too, grew into its present-day size with the addition of a new wing in 2009). In the same year, IOI Boulevard was launched (opposite IOI Mall) while the Puchong Financial Corporate Centre (PFCC) in Bandar Puteri Puchong further down (also a IOI Properties development) was launched. Tower 2 of the PFCC obtained MSC Malaysia Cybercentre status in 2012.

Jalan Kenari is Full of Banks

Notable in the area opposite IOI Mall and around IOI Boulevard (on Jalan Kenari 5), are almost all of Malaysia’s banks located from Jalan Kenari 1 to Jalan Kenari 11. The banks range from UOB to Hong Leong (see Intro Section) including Bank Simpanan Nasional and the Industrial and Commercial Bank of China.  Further down towards Bandar Puteri Puchong on Persiaran Wawasan is Bank Islam.

Let’s Take a Tour Around Muse by the Sky

There are many routes that will lead you to Muse by the Sky, Puchong Jaya. Off hand, the six major ones you can use are: The Lebuhraya Damansara-Puchong (LDP), The KL-Shah Alam Expressway (KESAS),ELITE Highway, SKVE highway, Jalan Puchong itself and the Bukit Jalil Highway.

Of the six routes, we shall use the one along the Bukit Jalil Highway since Muse by the Sky is situated on the hilltop directly above the Bukit Jalil Highway, on the left side of the road heading towards Puchong.

However, if you have ever wondered how to get to the top of the hill to Muse by the Sky’s doorstep which is not accessible directly from the Bukit Jalil highway, the following pictures and maps will show you the way.

Getting on to the Bukit Jalil Highway from the crossroads at Kinrara, the left route from Kinrara will get you on to the correct side of the Bukit Jalil Highway where Skyz will be found located on the left

Here is Muse by the Sky, looking biggest. You can see all 5 towers taking shape. However you cannot turn left anywhere on this road to go up to it

To get to Skyz, you will have to access it via Persiaran Puchong Jaya Selatan, which means you will need to head down to Puchong. After passing the overhead LRT tracks as shown in the above two pictures in this collage, you will see this fork ahead of you further down the road. Keep left to head down to Puchong. If you keep right, you will be going up the ramp to Subang, Kelana Jaya and PJ and also KESAS to Shah Alam and Klang (which means you’ve gone the wrong way and may never come back this way again). So, do take note. Meanwhile, up ahead you can see the LRT in full swing crossing the busy Puchong skyline

To get to Muse by the Sky, you will have to bypass it (on the Bukit Jalil Highway) and access it via Persiaran Puchong Jaya Selatan in Puchong. Drive straight on and after passing the overhead LRT tracks as shown in the above two pictures in this collage, you will see a fork in the road. The fork is not visible from where this picture was shot but if you drive further down you will see it. Keep left to head down to Puchong. However, if you drive straight on or to the right of the fork, you will wind up going up the ramp towards Subang, Kelana Jaya and PJ via the LDP, or or Shah Alam and Klang via KESAS which in turn means you’ll have gone the wrong way and may never be able to come back this way again. So, do take note. Meanwhile, up ahead you can see the LRT in full swing crossing the busy Puchong skyline

This is what you will see if you have kept left. The road will head down to the Puchong intersection but meanwhile, there is an almost imperceptible left turn to the famous Jalan Kenari (where all the banks are)

Here’s what it looks like on the google map. Basically, you will need to make a circle. You can go straight through Jalan Kenari and make a left turn to Persiaran Puchong Jaya Selatan or head down to the LDP and make a left turn to Persiaran Puchong Jaya Selatan from there. For the moment, until there are changes to the road system, using Persiaran Puchong Jaya Selatan is the only way to get to Skyz.

Summary

There are many promising aspects going for Muse by the Sky. Chief among its USPs is its brand name of course. Other USPs would be its unique location of being in the throbbing heart of Puchong yet sitting far away from it all on a quiet enclave at the top of the hill, the amenities within its easy grasp, the quality of the product itself and of course, the lifestyle and status it proffers through its concept and positioning.

IOI Properties is one of Malaysia’s Top 10 Developers and nothing more needs to be said about how solid its standing is. Besides, it was they who developed Bandar Puchong Jaya and other successful “bandars” in Puchong (and elsewhere). You can see the result of their “Midas Touch” for yourself.

But at the end of the day, will all this necessarily translate into the same kind of success for Muse by the Sky, at least where your investment is concerned?

That, you will have to figure out for yourself.
