Analysis
The location of Nadi Bangsar is without a doubt, good. Plus, it certain helps that it is developed by Hap Seng Land, a property developer with several high profile high-rise, commercial and residential developments in the Klang Valley.
Nadi Bangsar is located close to prime plot by Pelaburan Hartanah Bhd (PHB). The site is the former Unilever Malaysia plant, bordered by Jalan Riong, Jalan Tandok, Jalan Bangsar and Jalan Maarof. Plans are in the pipeline for mixed development of office towers, a serviced apartment-cum-hotel, a retail mall and boutique outlets. This could translate into a healthy future price appreciation for Nadi Bangsar when the project completes.
Available listings in PropertyGuru in February 2021 show that the asking monthly rental for 980 sq ft units are from RM3,800 to RM4,500, while purchase prices are asking from RM1.18 million to RM1.29 million.
For units purchased at RM1.23 million, and rented out at RM4,000 per month, the gross rental yield would be 3.9% per annum.
