Project Details
At the finale of their promo video on www.nidoz.com.my, both Michael Yam, Head of Planning and Development, Residential and Commercial and Michelle Siew – Head of Marketing and Corporate Comm are shown together saying:
“Since the very beginning, we knew we were not designing a house. It’s a home. Its like a Nest, a natural habitat, a place where u can stay together with your loved ones. That’s how the name Nidoz came about.”
Nido means Nest in Spanish with the addition of the letter Z at the end as the Signature sign-off for the developer Exsim
And that is also why you keep seeing the picture of a nest in all their promotional materials depicting Nidoz Residences @ Desa Petaling.
The Meaning of the Design
In the video, CK Tang, the architect for the Nidoz explained how he came up with the design. “For me,” he said, “a bamboo forest is something very peaceful and mysterious.
“I began to sketch it down and it led me to this grid-like design that resembled a bamboo-forest pattern. But we didn’t want it to be just aesthetic but also to provide sunshading ability.”
Yam continued the next scene by saying, “We wanted to provide a larger unit allowing for five rooms. Because in this age, couples will bring in their parents and their children. So we wanted to provide for that and also have enough for common and personal space.”
There are only two types of units available: Type A1 at 1,219sq ft and Type B1 at 1,403sq ft. The difference is in YOUR choice of adding a planter box and /or balcony.

RumaWIP D’Nuri Residences
One cannot finish talking about The Nidoz without mentioning the other interesting detail about its “other” development on a plot of land next to the Urban Farm.
Look closely at the wikimapia map. It shows you the location of The Nidoz and its affordable “sister” D’Nuri, already snapped up like hot cakes
It is called D’Nuri Residences, an Affordable Housing Rumah Mampu Milik Wilayah Persekutuan (RumaWIP) by the same developer Exsim. D’Nuri is built on a large plot of land at the foot of The Nidoz Tower A, but separated from it and very close to the Urban Farm. It is a single 42-storey block housing 557 units of 850sq ft 3-bedroom apartments. Only one car park is given. All are sold as bare units but at a fixed rate of RM300,000, which works out to be around RM350psf. It is for first time house owners, there are qualifying factors and lots are sold on a ballot basis.

Facilities
The most interesting feature about the Nidoz is its Urban Farm, incorporated as part of the development
Everybody is incorporating greenery and landscaping into their developments these days, making a conscious effort at sustainable living.
But at The Nidoz, the greening goes one step further. They have an Urban Farm – a real countryside farm with chickens and ducks and fruit and herb planting. This is definitely a stand-out feature because no other highrise city residential in the Klang Valley is offering it – that hands-on chance for residents to exercise their green fingers, feel the moist soil in their hands, smell the earth up close, watch seeds germinate and then harvest the “fruits of their labour” from their efforts, be these real fruits and vegetables or even herbs.
A closer look at the Urban Farm with its Orchard Garden, Organic Farm, Eco Pond, and possibly free-range poultry farm
It’s real life lessons especially for children, about the science of crop cultivation, agriculture, horticulture, and even about what organic farming is really all about. Few city dwellers get to experience this, so there is great value in that. On top of that, these farm activities also offer real life lessons about neighbourliness, togetherness, sharing and social interaction.
As Michelle Siew, Head of Marketing and Corporate Comm said in the Nidoz’s promotional video: “One of the most unique features in the development is Urban Farming. Imagine in a huge green area, you can grow and plant organic produce with the neighbours, vegetables, fruits and even herbs.
We want to encourage families, especially those with young children, to be conscious about living green, being back to nature and lead a healthier lifestyle.”
As much as one whole acre of land, right beside the towers has been allocated to the Urban Farm, said PM Ho, the Landscape Architect in the said video. It is also an “external common space for outdoor recreation, surrounded by greeneries.”
There is more landscaping on the roof deck, lots of green space and botanicals such as Hibiscus, Lily and Heliconia gardens. But more than just a green feature, the roof top landscaping also contributes to the heat management of the building, said Ho.

Of course, there are other facilites offered apart from the Urban Farm and these include swimming pools, badminton and basketball courts and gyms and so on. There are actually more than 26 fitness and recreational facilities built into The Nidoz.

And then we come to the roof areas as mentioned by Ho, the Landscape Architect. The picture below shows the facilities on Blocks A and B and C and D. Blocks A and B are connected and share common facilities. The same goes for Blocks C and D. These facilities are marked out in Purple and the list is below.
Blocks A and B have similar as well as different facilities from Blocks C and D. The common facilities are No 13: the breath-taking 50m long Sky Pool overlooking the KL skyline from 40 storeys up; and of course the Pool Decks (No 11) and Sky Lounger’s Deck (No 12).

Indeed, Desa Petaling is located between Kuchai Lama, Kampung Malaysia and Sri Petaling, about a kilometre from Salak South New Village and is surrounded by matured townships as described by Yam.
The township, which is younger than the 1950s-established Kuchai Lama and Salak South, is at the nucleus of enviable road, rail and other public transport network and is a matured township full of amenities. The Nidoz is located right in the heart of this address.
Desa Petaling is fronted by the KL-Seremban Highway and as a matter of fact, it is known as the township next to the highway.
In fact, forum chatter has it that The Nidoz is in a more central location than some of the developer’s other projects elsewhere. Here are some actual quips from the forums:
“Actually, Desa Petaling location is better than The Leafz if they build the access road to go in/out from the KL-Seremban Highway”
“I feel Desa Petaling surrounding better than the Leafz…the Leafz surrounded by very rundown old shoplots and access road so narrow. Desa Petaling surrounded by some not too rundown condo/apartments and the commercial shoplots there are newer…and very easy access to KL-Seremban highway…”
“Location wise I think this place better than Treez and Rainz in Bukit Jalil if you work in KL. 10 mins only to KLCC”
It is true that Desa Petaling is only a zip away to KLCC and the Golden Triangle of Jalan Sultan Ismail, Jalan Tun Razak, Jalan Bukit Bintang and so on (if one uses the Smart Tunnel), thanks to the KL-Seremban Highway. If you are working in the centre of the city, it is more worthwhile to buy here than in the Ampang or city centre areas where price PSF is at least double or triple.
The township itself is pretty well-contained. It has primary and secondary schools such as Sekolah Menengah Kebangsaan Desa Petaling, 24-hour eating spots like the famous Restoran ABC (selling Indian-Muslim food), loads of restaurants, bistros and coffeeshops as well as stalls, 24-hour convenience stores like KKMart, 7Eleven, shopping centres like Plaza Salak Park with Giant Desa Petaling, pharmacies and stores as well as MBO Cinemas Desa Petaling to watch movies, badminton training centres at the Pusat Sukan, petrol stations and so on and so forth.
As for street food, fresh fruits, snacks, toys, household and kitchen items and knick knacks, there is even a Pasar Malam on Wednesday nights where you can pick your bargains. The Pasar Malam begins near the front of the Al-Khasyi’in Mosque at around 5.30pm and lines the streets for miles around selling all manner of edible and inedible items.
Transport and Connectivity
“In terms of transportation, we have the new MRT line, TBS at Bandar Tasik Selatan, the upcoming Highspeed Rail (HSR) to Singapore, and of course, the KL -Seremban Highway which is just next to our development. The amenities in this area are complete,” said Yam in the video.

Roads and Highways
Some of the highways fronting and linking the Nidoz to everywhere else are: The KL-Seremban Highway, BESRAYA or the Sungai Besi Highway , MEX Highway, The Bukit Jalil Highway, MRR2, the East-West Link Expressway, the Federal Highway and of course the New Pantai Expressway (NPE).
Express Bus Routes and Station – TBS
If you are planning long distance travel by express bus, TBS is at your doorstep as it is located very close to Desa Petaling
The Terminal Bersepadu Selatan or TBS is the main transportation terminal in southern Kuala Lumpur, Malaysia. It is located at Bandar Tasik Selatan and is located next to the existing Bandar Tasik Selatan LRT Station (Star LRT), just 5km or 8 minutes away from Desa Petaling. This long-distance express bus service station using operators like Transnasional, Konsortium Express, Sri Maju, S&S International and NICE, gets you outstation to all the states of Malaysia and also to Singapore. High Speed Rail (HSR)
The Kuala Lumpur−Singapore High Speed Rail (HSR) project is expected to start in 2017 with the completion date in 2022. The railway will be about 400km and travel time to Singapore will be 90 minutes. The brand-new line with dedicated tracks will allow trains to travel at least 550 km/h.
MRT2:
The MRT project involves the construction of three lines. The first MRT line, which began construction in 2011, is the 51km Sungai Buloh–Kajang (SBK) Line.
The second MRT line called the Sungai Buloh−Serdang−Putrajaya (SSP) Line will begin construction in 2016. Full operations of the 52.2km line is expected in 2022.
The SSP Line will have 36 stations. It will connect two million people from Sungai Buloh to Putrajaya passing through Sri Damansara, Kepong, Batu, Jalan Sultan Azlan Shah, Jalan Tun Razak, KLCC, Tun Razak Exchange, Kuchai Lama, Seri Kembangan and Cyberjaya.
If you look at the map, Station S20 will head south along Jalan Chan Sow Lin, pass Percetakan Nasional Berhad Malaysia and Chan Sow Lin industrial area and head north towards the launch shaft area at the north of the Pengkalan Tentera DiRaja Udara Malaysia base (TUDM) where Station S21 is proposed.
The line will continue south within the TUDM base until the proposed Station S22, where there will be an interchange with the proposed High Speed Rail (HSR). (See High Speed Rail above).
After Station S22, the line will run below (underground) the East West Highway and along Kuala Lumpur-Seremban Expressway towards the Kuchai Lama industrial area where Station S23 is proposed.
The line veers left and continues south (elevated) , crossing the Maju Expressway and Sg Besi Highway beside Kampung Baru Salak South and continues parallel to the Sg Besi Highway and then crosses to SK Salak South towards Taman Naga Emas and Institute Sosial Malaysia where Station S24 is proposed. From Station S24, the line will continue south towards Pekan Sg Besi where Station S25 is proposed close to the existing LRT Station.
Analysis
Desa Petaling has many apartments and condominiums but most have been there for many years. The Nidoz is one of the latest and probably doesn’t have another similar project for comparison in the same area. As such, the closest condominium of similar standard (medium-to-high end condo) is probably The Leafz, another project by the same developer Exsim. However, the Leafz is located in Sungai Besi, a stone’s throw away, but share the more or less the same amenities in terms of transport and green features.

The Exsim Group of Companies is the developer of a string of commercial, industrial and residential projects in and around the Klang Valley and outside of it. The company, which started their first four projects under the Nouvelle banner, grew their property arm into becoming residential developers and they have gained quite a reputation for their quality designs and eco-friendly features.
