Residensi Astrea Mont Kiara is being undertaken by UEM Sunrise, one of Malaysia’s leading real estate developers. The publicly-listed company is the property division of UEM Group, which in turn is fully-owned by Khazanah Nasional, the investment arm of Malaysia’s federal government.

Notably, UEM Sunrise significantly contributed to the development of Mont Kiara, an upscale township 6km from Kuala Lumpur City Centre (KLCC). It also constructed the Publika mall in Dutamas that forms part of the Solaris Dutamas integrated project.

Pros

UEM Sunrise has made a name for itself for developing high-quality luxury condos, so if you buy a unit in Residensi Astrea, you’re unlikely to face issues in terms of workmanship, maintenance, and customer service. In addition, with the variety of basic facilities provided, you can be sure that you and your loved ones will have more than enough to live a well-rounded lifestyle.

Another good thing about the project is its location within Mont Kiara, which is a vibrant enclave of expatriates, so there is strong demand for accommodations in the area, thus allowing you a higher chance to find willing renters.

Cons

Residensi Astrea’s high price of over RM1.16 million (RM850 psf) is likely to turn off many would-be home buyers at this point (Feb 2019) due to the state of Malaysia’s property market and with developers promising to reduce the prices of their unsold homes by at least 10%.

Another downside is the unimaginative design, which is nearly similar to UEM Sunrise’s other projects like Residensi Sefina Mont Kiara. But among the most contentious complaint about this project is its proximity to high-tension cables (HTC), which is just about 200 metres from the project, despite the homes there costing over a million Ringgit.

Despite the relatively expensive price tag of over RM1 million, we are optimistic about the prospects of Residensi Astrea Mont Kiara due to its strategic location that is popular among foreigners. We also think some expatriates won’t mind living near high-tension cables since the area is mature and surrounded by lots of amenities. Therefore, we think the freehold luxury project is ideal for own occupation and for investment purposes.

With a 30-year repayment period, RM928,000 loan with 80% LTV and an interest rate of 4.6%, buyers will be able to procure a RM1,160,000 unit in Residensi Astrea Mont Kiara. The monthly debt instalments in this case will work out to about RM4,757.

According to the recommendation that a house purchase should not exceed 30% of your salary, buyers will need a minimum income of at least RM15,857 per month to be able to purchase a unit at Residensi Astrea Mont Kiara.
