Riverville Residences: A safe review.

Another project in Old Klang Road, Riverville Residences is a freehold condominium development by Alzac Viva Sdn Bhd, a fairly new developer to join the industry. This will be Alzac’s first property project, having in the past focusing on boutique hotels and shops.

Riverville Residences is a freehold with residential title high-rise property, having 473 units in total on two blocks of 21- and 22-storey high. It sits on a 4.73 acres worth of land where more than 2 acres of it are dedicated for green and facilities.

Considering the fact that this project is located in the thriving Old Klang Road, Riverville Residences is rather affordable compared to other existing and upcoming properties in the vicinity. The price starts from around RM500,000 and above bearing an average of RM510 per square feet, with built-ups ranging from 1116 to 1400 square feet.

There’s a catch though, which you can learn by reading this review for Riverville Residences to the very end before making your mind up on whether this property is more suited for own-stay, or investment purpose.

Riverville Residences: A closer look.

Riverville Residences is a high-rise condominium built on a 4.73 acres worth of land next to the Klang River in Old Klang Road. It offers 473 residential units spread across two blocks, Block A and Block B, at 21 and 22-storey high respectively. There will be 11 units per floor for both blocks whereby two of them are Type A’s, four are Type B’s, three Type C’s, and two Type D’s, and three lifts serving each of the block. It has four layout designs namely Type A at 1116 square feet, Type B at 1210 square feet, Type C at 1304 square feet, and Type D at 1400 square feet.

The first two layout designs being the smaller types offered come with a master bedroom, a medium room, and a small room, two bathrooms in which one of it is the master bedroom’s en-suite, kitchen, yard, and utility area, a living area, a dining area, and a balcony. These two types will be given one free car park bay.

Type C and Type D are the bigger layout designs offered that come with a master bedroom, a medium room, a small room, three bathrooms, kitchen, yard, and utility area, and a small space that can be converted into a storage or study room, a living area, a dining area, and a balcony. Two car park bays will be given for these two types.

The layout is the same for all types. When one walks in to a unit, they will immediately see the dining area that’s joined with the living area, which in turn is connected to the balcony. Facing these two areas are the rooms, lined straight and progressing further in to the unit from the entrance: The small room, the medium room, and the master bedroom. To the side of the entrance is where the kitchen, yard, utility area (and for the bigger types, the small space cum room and third toilet) are. The master bedroom spots a modern, hotel-like design whereby when one enters the room, the en-suite toilet is what one will see first to the side, before it opens up to the actual chamber.

Each unit is a semi-d which means that there will be one common wall separating a pair of units, or in other words, you will only have one immediate neighbour right next to you. Plus, every room will have windows to it, eliminating the possibility of claustrophobia since one can then have views of the surroundings.

The units in Riverville Residences are priced from RM538,880 to RM988,880, equivalent to around RM530 to RM570 per square feet, which is quite a bargain compared to other upcoming high-rise properties in the Old Klang Road vicinity – especially when one were to take into account its freehold tenure (a rarity for this area) and residential status.

Facility-wise, Riverville Residences delivers extensively. There’s the likes of a 30-metres long swimming pool for one to practise their breaststrokes, a basketball training area and badminton court (these two are rare offerings nowadays in high-rise property since most don’t have enough space), a children wading pool, a gym to shed those extra kilos, a dance studio to let your inner-self out, games room, and a community hall.

But it doesn’t end there. After all, the developer has dedicated more than 2 acres worth of space for facilities so that one can relish hanging out at gazebos, kids to enjoy being kids at the children playground, families to have a good meal at the barbeque pits, and residents in general to fully utilise the jogging tracks, the Tai-Chi area, the exercise stations, the reflexology path, the herb gardens, and the clubhouse.

All while being tucked safely inside the property thanks to the 6-tier security and surveillance system.

Despite the prospect of all these wonderful facilities, residents will only have to pay RM0.22 per square feet for the maintenance fee and sinking fund, one of the cheapest out there not only in Old Klang Road, but in the entire Klang Valley even.

Then again, a letdown is that not only are the units unfurnished, there are also no freebies like kitchen cabinets or airconds given. Though unfurnished units isn’t that big a deal since most people prefer to decorate their homes themselves, the lack of freebies is whole different story. Alzac Viva might want to look into that since other developers are leveraging on this technique to attract buyers, so it just doesn’t do well not to get in the game, don’t you think?

More than 80% of the units are already sold out and thanks to that, this project is expected to be completed in the year 2017.

Old Klang Road: Connectivity like no other.

Have you heard of the proverb “Old is gold”? Are you familiar with the pop-rock band, OneRepublic’s Counting Stars lyrics that goes “Old, but not that old”? Surely you know of the Terminator movie franchise, and Arnold Schwarzenegger’s catchphrase “Old, but not obsolete”, right?

So for those who think that “New is always better”, well think again. Sometimes, old-anything is the way to go, and this even applies to when one talks about location. Sure there are newer, fancier townships like Mont’ Kiara or Setia Alam, but there’s a reason Old Klang Road was chosen to be developed first, and that reason being its strategic location.

In 1959, the same year ‘The Supremes’ was formed, Old Klang Road was one of the first major road built in Klang Valley to serve the two towns of Sungei Way and Petaling Jaya (there we go; other thriving old-timers location-wise) and linking Kuala Lumpur and Klang in general. Today, one can reach Petaling Jaya or Puchong on one end of the stretch while the other end leads towards the city centre of Kuala Lumpur (on your way there, you’ll even pass the famous Mid Valley City where the Mid Valley Megamall and The Gardens Emporium are located).

Some, like the developer Bukit Kiara Properties has even went to the extent of renaming it KL South, and using that in the naming of its latest property offering in the middle of Old Klang Road (near Old Klang Road’s wet market) called VERVE Suites KL South. It’s a marketing gimmick obviously, and you can find this practised in many Klang Valley areas such as Kerinchi which is now also called Bangsar South, and Damansara North for Damansara Damai. Which counterpart sounds better is something we’ll leave for you to decide – just don’t get confused in the meantime.

Here’s a bit more breakdown on Old Klang Road as a whole.

The Good:

Not only Old Klang Road is a well-established area, it is also surrounded by other reputable townships like Taman Desa, Seputeh, and Taman Sri Sentosa. Each of these townships offers its own provision of amenities like the amusement park, Desa Water Park, hotels like The Gardens Hotel, and public schools like SK Petaling 1 & 2 respectively. Major highways are also intersected with Old Klang Road like the New Pantai Expressway (NPE), the Maju Expressway (MEX), the Shah Alam Expressway (KESAS), and the Federal Highway, giving convenient connectivity all around.

The Bad:

Two words: Traffic jam. And not because of small roads either since there are three to five lanes on both opposite sides of the stretch. No, it’s because Old Klang Road is just too popular for its own good, mainly being the choice for those who wants to escape paying for tolls. As public transport goes, sure there are ample buses and cabs serving the area but what’s needed there to ease the nightmarish congestion is an efficient train service like the LRT or MRT. A KL Monorail extension is currently proposed from the existing line to pass Old Klang Road all the way to Bandar Sunway so let’s hope that it will come to fruition so that this ongoing issue can finally be solved.

Riverville Residences is located in Taman Sri Sentosa to be more exact. Wait a sec, isn’t it supposedly in Old Klang Road? Don’t be alarmed, though mentioned that Taman Sri Sentosa is a neighbouring township, it is very much still part of Old Klang Road since it is just less than one kilometre away from the main road. This property is located alongside the Klang River (hence the name) and is surrounded by mid to low cost houses. Much debate has been running around on how the area has a high crime rate making it unsafe to live but then again, mostly these opinions came from those who grew up in upscale neighbourhoods like TTDI and Bangsar. For the rest of us who are more accustomed to living in so-so places won’t find it too bad of an area.

The limited access of roads to where Riverville Residences is located might pose a problem though, especially during peak hours since future residents will have to share Jalan Sri Sentosa heading towards Old Klang Road with other existing residents like those living in Sentosa Court and Avant Court.

Nevertheless, the exact spot of this property is undeniably superb. It is located less than ten kilometres away from Mid Valley and Sunway Pyramid shopping malls, and two kilometres away from KTM’s Petaling station. Within a radius of less than five kilometres, future owners of Riverville Residences will even benefit from schools like SJK(C) Yuk Chyun and SMK Petaling, healthcare centres like Assunta Hospital and Taman Desa Medical Centre, and restaurants and shops.

All in all, Riverville Residences do doubt bears an address with potential. Fix the access road issue (either widening the existing Jalan Sri Sentosa, or constructing other alternatives), and the surrounding parts’ crime concerns, and it will be good to go as a worthy contender for other properties in the Old Klang Road vicinity.

Recently, Old Klang Road is witnessing a booming of new high-rise properties, all along its stretch. Reason being is most probably because there aren’t enough space for landed property development there, and the increased demand for modern, lifestyle properties.

Attracting big and small developers alike like MRCB, Bukit Kiara Properties, and Orionluck Property Development, let’s compare Riverville Residences to these developers’ latest offerings to get a better understanding of Old Klang Road’s potential as a whole.

As you can see, Riverville Residences is the cheapest in terms of price per square feet. It may only seem pricey because of its large built-ups. Its selling points of being freehold and having residential title is another plus.

The rental rate for Old Klang Road existing condos like Scott Garden is around RM1500 for an 800 square feet, semi-furnished unit. This bodes well to the potential of high-rise properties in Old Klang Road don’t you think? 

 

Alzac Viva Sdn Bhd: A newbie with potential.

Alzac Viva Sdn Bhd has quite the strong record in developing hotels and shops like the Balakong Jaya Industrial Park, Alam Damai Industrial Park, Arenaa Star Hotel and Arenaa Mountbatten Hotel in Kuala Lumpur, Arenaa Deluxe Hotel in Melaka, and Arenaa Batik Boutique Hotel in Kuantan.

For Riverville Residences, this developer has appointed Atelier ADT Arkitek Sdn Bhd as the main architect, and Praxcis Design Sdn Bhd as the landscape architect.

Summary

Riverville Residences: The verdict.

There are a few issues faced by Riverville Residences that may affect its sales.

First, is the location. This project bears a strategic address no doubt, but the fact that the crime rate is quite high in this area and lack of alternative access road is something to be considered for future buyers.

Then there’s the trust issue since the developer, Alzac Viva, is relatively new to the industry. Although their portfolio is quite good, one will always wonder how they’ll fare in building a residential, high-rise property since as mentioned, this will be their first.

However, there’s no denying that the product is quite good. For such price, plus the fact it’s a residential, freehold property, Riverville Residences is one of the best in the market currently for own-stay. There’s the potential for investment purpose as well thanks to its excellent location.
