Setia Fontaines is a 1,691-acre mega township located at the heart of North Seberang Perai. Its masterplan includes the following:

The land was bought by S P Setia in 2016 and the developer has since been working on the masterplan for the development. The mixed development has an estimated gross development value (GDV) of RM9.6 billion. It will comprise 16 residential precincts, 270 acres of commercial and retail components, a 63-acre man-made lake with musical fountain, and 37-acre town park.

It is expected to stay true to S P Setia’s DNA, as evident in its townships of Setia Eco Park in Shah Alam, Setia Eco Glades in Cyberjaya, and Setia Eco Templer in Rawang. Setia Fontaines will be developed over 20 years, which started from its launch in 2018.

The developer believes that there is a demand in Penang for a bigger township development, based on the organic growth and population growth from Penang Island. Therefore, they aim to build houses in Penang that are similar with other Setia Eco townships, and at reasonable prices.

S P Setia plans to have water taxis that can ferry residents from designated locations in the township to commercial areas via the waterways. Project Details

The first projects launched at Setia Fontaines were in Precinct 6, Precinct 1, and shop-offices in the City Centre Business Hub. The gated-and-guarded Precinct 6 comprises 1- and 2-storey terrace houses, cluster, semi-detached houses, and bungalows.

Precinct 6 is part of the Island Collection, which will have 5 precincts and 9 islands. Precinct 1 comprises 1- and 2-storey terrace houses. The houses are all within walking distance of Setia IWC, the town park, and the lake.

Each residential precinct will have its own clubhouse with a swimming pool and gym, in addition to 2 other clubhouses at Setia IWC that will face a musical fountain and a lake.

The main clubhouse will feature a swimming pool, gym, function room, and food and beverage outlet. Oriental Club is the other clubhouse, and it will have restaurants, banquet halls, floating pavilions, cultural halls, and exhibition areas. Fountains are a feature of the development as “fontaine” is French for fountain.

The themes used are inspired by the journey of Sir Francis Light, the founder of the British colony in Penang and the capital of George Town, and will have European, Balinese, Chinese and Peranakan influences, paying homage to Penang’s heritage.

The first commercial component launched at Setia Fontaines comprised 111 units of shop-offices at City Centre Business Hub, offering 2- and 3-storey units. It also has direct access to the open market place located in the centre of the business hub.

As it is part of the Setia Fontaines City Centre, the City Centre Business Hub enjoys high visibility and easy access from the main road, and an immediate catchment area that covers existing and future townships. Analysis

The developer sees a huge potential for Setia Fontaines in the international market. They are of the opinion that foreigners, such as the Japanese and Chinese, appreciate the warm weather and green environment, and would look for leisure homes or retirement homes in Penang.

The developer planned to market the project overseas through its regional offices in Singapore, Japan, China, Vietnam and Australia.

All its launches so far have seen encouraging take-ups, with units quickly snapped up. During the launch of Nusacinta, there was also a “NusaCinta Launching Lucky Draw” with total prizes up to RM20,000.

The lucky draw was open to buyers of the first phase who signed the Sales and Purchase Agreement (SPA) and loan within a certain duration.

As for the soft launch of Amansara South, guests were treated to live band performances, Peranakan cuisine, fan-painting workshops, and other activities. The developer also offered buyers a 1% deposit, and stand a chance to win a RM10,000 move-in bonus. The launch of shop offices at Setia Fontaines saw all units sold out through early booking and balloting.

The promising take-up rates are likely due to the reasonable price points, coupled with unique development concepts, prime location, and a wide range of amenities within the township. It’s also a testament to customers’ confidence in the Setia brand and its ‘LiveLearnWorkPlay’ philosophy.
