Project Details

Sky Villa could be one out of only a handful of low-level, low density condominiums in Damansara Perdana. But at Empire Residence, in which this 10-floor high residential apartment (consisting of Tower A, B and C) calls home, Sky Villa is considered to be towering over all the other residential projects which carries a distinctive thematic architecture. The name of the project gives away the concept behind the building. The word “Sky” is used to reflect that it’s the tallest in the entire 60-acre wide Empire Residence. The Type A and B units, with a total built-up area of 2,146 square feet, are the largest. Both units come with a balcony, dining and living areas; dry and wet kitchens; bedroom with a connecting bathroom; master bedroom and a separate bathroom; a second bedroom and en suite bathroom, and maid’s room and yard.

Type C units, which are slightly smaller in size, with a measurement of 206 square feet less than that of Type As and Type Bs, also offers all of the above. The overall layout of the rooms are exactly the same, with the exception that the balcony, first bedroom and bathroom, and master bedroom and bathroom appears smaller.

Accessible to Damansara-Puchong Highway (LDP), of late, Damansara Perdana is experiencing major structural, as well as infrastructural changes. Immediate residential neighbourhoods include Mutiara Damansara, Bandar Sri Damansara, DesaPark City, and Taman Tun Dr. Ismail.

Empire Damansara is located towards the end of Jalan PJU 8/1, nearing the roundabout that leads to MK Land’s Armanee Terrace condominium. As you enter this road that cuts through Damansara Perdana, there will be a highly noticeable landmark that you will pass by along the way. This landmark is called Metropolitan SQ, whose tenants include Citibank and Scotiabank.

For shopping convenience, you can head to Jalan PJU 7/1 to Mutiara Damansara. This is the place where the IPC Shopping Centre, a major family destination in the area, are connected with IKEA department store, The Curve, Cineleisure, are located. There is also The Royale Bintang hotel at The Curve, as well as The Royale Chulan Damansara, which fronts Jalan PJU 7/1. What’s unique about this hotel is that there is a skating rink right inside of it.

The Curve is interconnected with a standalone Tesco Hypermarket (complete with its very own open and covered parking facilities), and food and beverage outlets at the street level.

The nearest proposed MRT station will be located at the next to The Curve, which is 2.2 kilometres away by car via Jalan PJU 8/1. An all-new Damansara-Shah Alam Elevated Expressway (DASH)

According to PROLINTAS Group of Companies, an additional highway called the Damansara – Shah Alam Elevated Expressway (DASH) (under proposal) will begin at Puncak Perdana U10 Shah Alam intersection and serve as a link for people residing in Puncak Perdana, Alam Suria, Denai Alam, Kampung Melayu Subang, Jalan Sungai Buloh, RRIM, Kota Damansara, Damansara Perdana and Mutiara Damansara. It will end at the Penchala interchange, linking road users to LDP and SPRINT highways.

When this new highway is up and running, this is good news for the businesses in both Damansara Perdana and Mutiara Damansara. However, due to an influx of traffic volume diverted from other residential areas that are connected via DASH, hopefully it will all work out beautifully in the end to disperse heavy traffic accordingly to their desired destinations and shorten travel for motorists who uses existing highways that will be interconnected with DASH. Bear in mind that this 20-km long new highway will not only benefit existing and future residents of Damansara Perdana, Mutiara Damansara and Kota Damansara for that matter, but the population who are residing in areas connected to that new highway.

Construction work on DASH will commence in mid 2016 and is slated to be completed by 2019.

Summary

Sky Villa is considered a home within a high-rise, complete with the safety and security of a gated and guarded development. Although it’s, perched on the lower end of the land that is sloping down at Empire Residence, Sky Villa has the advantage of being the highest building in the block! Even the 1st floor units are not blocked by taller buildings.

The units are huge and unrestrained as the condominium is kept to a minimal of 56 units. This would make a good buy for those who are looking for peace of mind, solitude and most importantly, a safe feeling in knowing that they are living in a gated and guarded development.

If you noticed, even the smallest unit of 1,940 square feet is provided with a spacious balcony, while the biggest units come with even larger balconies, thereby affording unobstructed views.
