BATU Maung used to be a fishermen’s hallow two decades ago where on weekends, the residents would flock to sample the “ikan bakar,” (barbequed fish) and other seafood delights. While the seafood haunts remain, on the hindsight is the rise of Batu Maung as a rapid developing locality on the Penang island.
It is here that the Sunway Cassia development project takes place, consisting of three storey terrace and two storeys semi-detached type of houses–181 units in a green lung part of town. Located in a 23.12 acreage with strategic gateways to the Sultan Abdul Halim Muadzam Shah Bridge (Second Penang Bridge), the Bayan Lepas Industrial Zones and the Penang International Airport in Bayan Lepas, its residents will have relatively easy access to the important economic areas in the “Pearl of the Orient.”
Sunway Cassia is nestled off the main road of Jalan Batu Maung.Landed properties continue to be a preferred choice among many buyers due to the space, price appreciation and the privacy. If one is either purchasing it for investment or to relocate there, Sunway Cassia is up there among the categories of modern living. Phase one (33 units of three-storey terrace houses) was completed in 2013 at a gross development value (GDV) of RM32 million and 96 units in phase two was all done up this year. The GDV was listed at RM114 million.

Phase 3 is now under construction. About 52 units of two-storey semi-detached and three storeys of terrace units are expected to be completed by 2017 with a GDV estimated at RM90 million. Despite fears about a market contraction due to the country’s internal and external economic challenges, Sunway as the developer has begun construction of phase three. It translates to confidence and an assurance that it is here to stay for a long while.
The developer of Sunway Cassia is part of an accomplished conglomerate under the public listed Sunway Berhad Group. With interests in hospitality, education, water theme parks and properties, Sunway is a household name with its founder Tan Sri Dr Jeffrey Cheah Fook Ling seen as a visionary.

Sunway Cassia is marketed as a range of contemporary houses in a nature-inspired neighbourhood. Upon entering its vicinity, there are tree saplings seen but the actual greenery effect is still at its nursery stage. Because some of the houses are under construction in the adjacent phase three, there are construction material leftovers as well as noises generated from the equipment. Debris and sand can be seen scattered around and since it is relatively new, the shady Tecoma trees have yet to blossom.
The developer has promised that in due time, the trees will grow since the seeds have been planted. There is always something grand about staying in a landed property as the sheer living space is a big plus point.
The ability to hold large family gatherings is another, especially the outside area is suitable for barbeques or other social settings. There is a large porch for such purposes.
Interiorly, having attached bathrooms to most of the bedrooms is another concept of modern living since it is a signal of privacy. And energy saving concepts is available through the solar water heater for showers in all of the bathrooms.

Sunway Cassia is ideal for young families and it can also accept multi – generational families due to the sheer space-a built up area of over 3,000 sq ft is considered big by today’s living standards.

The driveways leading to the houses are a bit narrow, though, meaning it cannot allow too many vehicles to be parked outside. It is best for visitors to park at a pre-designated area if there is, and take a short stroll to the houses in phase one and two.
Phase three is located atop a small slope so the buyers will have the advantage of enjoying a scenic sight of the project.
The area behind is made up of luscious greenery so it blends in with the concept of living in nature. A park is supposed to be developed where residents and tenants can enjoy a walk or a jog through.
There are six theme gardens; the spice garden, the tecoma lounge, the palm avenue, nature and fun parks as well as a palm avenue.
But it will likely take time for the buyers to enjoy in view that the trees must first grow and more landscaping is needed.
The floor plans for phase one and two are relatively the same – the built up area for phase one is 2,999 sq ft (three-storey terrace houses)
Phase two has a built up of 3,028 sq ft for its three-storey terrace houses (adenia concept) and 3,341 sq ft for the boronia concept.
For phase three, the built up area for the two storey semi detached Cydonia version is 3,196 sq ft.
The Cydonia + area is 3,770 sq ft while four units of the three storey terrace home under the boronia+ concept are also built under an area of 3,409 to 4,083 sq ft.
The project is situated off the main road-Jalan Batu Maung. The road snakes behind the Penang International Airport from Bayan Lepas all the way to the fringes of the Tun Dr Lim Chong Eu Expressway. For the Sultan Abdul Halim Muadzam Shah Bridge (Second Penang Bridge), it only takes a seven-minute drive. It has excellent connectivity to the economic centres where it is 2.5 kilometre to a key route – the Chong Eu expressway that links downtown George Town to Balik Pulau. It is four kilometres to the Second Penang Bridge, five kilometres to the Penang International Airport, 11 kilometres to the Queensbay Mall, 12 kilometres to the Penang Bridge and 18 kilometres to Georgetown.
There are only two road passages into the property site – one via the traditional route of bypassing the international airport in Bayan Lepas, and another, via the expressway. The shorter route is via the expressway. Coming from George Town, drive towards the traffic li ght junction at the end of the southernmost part of the expressway.

The landmark to look out for, will be the mammoth South Bay project on the left of the expressway. At the traffic lights, make a right turn into Jalan Batu Maung. Drive along the main road until one comes across a road on the left which states Jalan Kekabu. Follow the road until it leads to Jalan Kekabu Two, the starting point of the Sunway Cassia property. The main showroom is also located there, and there is signage to illustrate the location of the project. Along the way, there would be three affordable housing schemes which one needs to pass before reaching Sunway Cassia.

The longer route is through the airport. Drive pass the airport, heading straight to the Teluk Kumbar traffic junction, then make a left turn into Jalan Batu Maung. Drive along the road until seeing Jalan Kekabu, and then make a right turn into the road, driving until Jalan Kekabu Two. Along the way, there would also be the same three affordable housing schemes to pass before reaching the project.
Taxi service can be sourced around the clock while the sole public bus provider Rapid Penang Bus Company serves the route. It has bus stops in front of Jalan Kekabu, and Bus Number 302 and 307 plies the route between George Town and Batu Maung.
The neighbourhood of where Sunway Cassia lies, is relatively peaceful and secure although it is located behind the three mass affordable housing schemes – about 500 units. As far as social amenities are concerned, there is a row of commercial enterprises located at the start of Jalan Kekabu. There are a coffee shop and a laundromat, but no modern amenities such as the 7-11 convenience mart or a fast food eatery – which has become a focal point to dine for the young. The nearest row of restaurants or coffee shop is about three kilometres away near the South Bay vicinity or inside nearby housing estates or commercial areas.
So, on a downside, accessibility to good food may take time.
But, Batu Maung is undergoing rapid transformation, so a Sunway property executive pointed out that new restaurants may sprout up within the project site soon enough. There is also an upgrading exercise along Jalan Batu Maung, expanding the road to accommodate more traffic flow.
Speaking of traffic, the congestion along the main road is before (7 am until 9 am) office hours, during lunch breaks (noon until 2 pm) and after office hours (6 pm until 8 pm). As the locality here has many development projects, expect heavy vehicles such as trucks to ply the route. But again, it is temporary, the developer’s executive pointed out.
The nearest school is Permatang Damar Laut, which is two kilometres away while the secondary school is five kilometres. There are touristy attractions along Jalan Batu Maung. Among others, there is the World Fish Centre and a Penang War Museum, as well as reputable seafood restaurants.
As for medical, there are private clinics about three kilometres away while the nearest hospital is the Pantai Hospital in Bayan Baru – some six kilometres away.
It must be said that the price range of RM1.2 million onwards is considered relatively reasonable going by the high prices in Penang’s new property segment and the secondary market. If one were to compare prices, the nearest competitor to Sunway Cassia, is the Southbay project, a flagship property for the Mah Sing Group. That particular project site has areas that faces the Penang Channel, so it has to be pricier than Sunway Cassia.
SouthBay has a market quotation of about RM1.7 million for a three storey terraced house, but with six bedrooms and six bathrooms. And it has amenities such as a clubhouse and a recreational park.
The secondary market’s landed properties in Batu Maung, are quoted at between RM500, 000 to RM800, 000 for relatively old single-storey terrace houses. In this context, Sunway Cassia prices is rather reasonable and buyers can be encouraged to pursue the houses.
The property market in Penang is said to have contracted based on news reports that the transactions in the sector have sharply fallen due to the combination of several factors. But fundamentally, the market in Penang remains strong simply because the island part of the state offers a unique proposition. Although the island has a limited landbank, the main thrust of economic activities in Penang continue to remain on the island. And one the localities to benefit, is Batu Maung where Sunway Cassia‘s range of landed properties are strategically located.
There is the bridge or the airport–all sound infrastructure and in time to come when the neighbouring townships such as South Bay takes off, Sunway Cassia can expect to reap the dividends. All because of its strategic location. The developer Sunway Properties have been in the game for some time and it should know what it is doing.
A buyer will likely not go wrong when it comes to investing in properties or in relocating to Penang, which has recently won accolades as one of the top liveable localities in Asia.
