Tropicana Cheras is a gated and guarded development and enjoys the benefit of its own private playground and jogging track.
Eco Ardence in Setia Alam is jointly being carried out by Cascara Sdn Bhd and Eco World Development, a Malaysia-listed real estate developer with about 20 projects in Malaysia. At present, the group has 8,126.4 acres of landbank with an overall gross development value (GDV) of RM87.5 billion.
Eco World Development’s local developments include the 515-acre Eco Forest in Semenyih, the 308-acre Eco Sanctuary in Telok Panglima Garang, and the Bukit Bintang City Centre (BBCC) in Kuala Lumpur. Others include the 1,000-acre Eco Majestic within the Semenyih-Kajang corridor, Eco Spring and Eco Summer both in Johor, the 1,000-acre Eco Tropics in Pasir Gudang, Eco Meadows and Eco Terraces both in Penang, Eco Horizon in Bandar Cassia and Eco Sun in Batu Kawan.
This developer has also dabbled in international construction with projects like West Village in Sydney and Yarra One in Melbourne. In addition, it has projects in the UK’s capital – Wardian, Embassy Gardens and London City Island.
The developer just announced that it is introducing a new brand called duduk that offers a fresh perspective on the concept of vertical living. Launched in 2020, the brand is aimed at a younger generation of urban dwellers who want easy entry to homeownership and a modern high-rise lifestyle whilst living life to the fullest.
duduk is slated to introduce a new project called Huni D’ Eco Ardence and the project will offer spacious and practical layouts with a built-up of 1,000 sq ft that comes with a semi-furnished package. Each unit comes with three bedrooms and two bathrooms, along with two complimentary car parks and basic smart home items. Additionally, facilities that will be offered are a swimming pool, wading pool, gym and multipurpose hall. There will also be retail shops thus providing you convenience at your doorstep.
With a gross development value (GDV) of RM8.58 billion, Eco Ardence is a mixed-use township with a humongous land area of 533 acres. The residential portion of this massive development offers a total of 999 units of 5 kinds of landed housing, namely semi-Ds, link homes, bungalows, terrace homes and townhouses.
Eco Ardence’s residential component is expected to be completed by 2019 and onwards, depending on the respective phases.

With a multi-billion Ringgit GDV, the developer didn’t scrimp on Eco Ardence’s facilities. In fact, Eco World Development continues its style of creating unique, memorable and imposing entrances, in addition to setting up eye-catching roundabouts.
The company also intends to construct a clubhouse with state-of-the-art facilities exclusively for the use of residents in Eco Ardence.
Similar to what Eco World has done for Eco Spring and Eco Summer, it also plans to create linear parks and lake parks in this freehold project. What a joy it is to be nestled amidst nature and water features, as living near such amenities help alleviate stress and encourage a more active lifestyle.
Those fond of gardening and those with green thumbs will also love the 20ft backlane gardens for each home, as you can grow ornamental plants, culinary herbs, as well as medicinal plants for your own use.
One of the upsides of Eco Ardence is that a significant portion of its 533-acre land area will be allocated for other uses, such as a commercial space.
For instance, the 27-acre Ardence Labs in the township currently houses the project’s sales gallery. But it will soon house eateries, like U-Mai, Tealive, Chaiwalla & Co, and Bamboo Biryani. There will also be a Jaya Grocer, an urban garden, event spaces, art spaces, a co-working space, an education and enrichment centre, Cocomomo Pets Hotel, and 2 football fields. Sounds pretty much like a self-sustaining township to us!
Another commercial component in the township is the Ardence Crest, which offers 2- to 3-storey lifestyle shop-offices.
Furthermore, Eco World plans to create 3 entryways into Eco Ardence, including a flyover link. Consequently, the project’s location will become more accessible, particularly via the NKVE.
Location
Situated near the mature township of Setia Alam, residents of Eco Ardence are poised to benefit from the plethora of nearby amenities, such as malls, banks, commercial areas, parks, department stores and learning institutions.
The freehold development is also well-connected to major roads like Setia Alam Highway, Guthrie Corridor Expressway (GCE), Shah Alam Expressway (KESAS) and New Klang Valley Expressway (NKVE). And in the future, Eco Ardence is expected to enjoy greater accessibility as the developer plans to create three entryways into the township.
As such, residents of Eco Ardence will just be a short drive to Klang, Subang Jaya, and Petaling Jaya. Sadly, Damansara and Kuala Lumpur are farther at 24km and 30km respectively, while the Kuala Lumpur International Airport (KLIA) involves travelling a much longer distance.
Nonetheless, once the township is up and running you won’t need to travel far to reach a host of amenities. For example, the 27-acre Ardence Labs lifestyle hub in Eco Ardence will feature a grocer, eateries, event spaces, and 2 football fields. Similarly, the nearby Ardence Crest will contain lifestyle shop-offices.
Moreover, just south of the township lies the hi-tech assembly plant of UMW Toyota Motor Sdn Bhd. Not only is the factory one of the most advanced of its kind in the world, it is also expanding and hiring more workers.

Pros
Eco Ardence leads the market with the fact that while its units are pricier, it offers spacious landed homes. This promises residents more privacy, ample space to raise a family or host private events, no waiting time for the lifts, and the wonderful convenience of parking literally just in front of their doors.
Another advantage is that Eco World is a leading and reputable developer (both locally and abroad), so you can anticipate that their projects, particularly Eco Ardence, are ‘a cut above the rest’.
Cons
As shown in the table provided, Eco Ardence has the highest base home price, and it also has the greatest number of units compared to four other freehold residential projects in the vicinity – Arca, Trio by Setia, The Lead Residences, and Maple Residences. As such, Eco Ardence is not very suitable for the middle-income group.
Summary
Eco Ardence greatly benefits future residents for its proximity to bustling Setia Alam, which has become one of the most sought-after addresses in Klang Valley due to its many amenities and being a FIABCI awardee for the World’s Best Master Plan Development in 2013.
Given its proximity to Setia Alam, we are bullish on the prospects of the landed homes in Eco Ardence, as location is the most paramount consideration in property investing. Homes here are also optimal for own stay due to the project’s great facilities, like private gardens, clubhouse, and lakeside parks.
Assuming you purchase an RM870,000 unit at Eco Ardence with a 30-year loan of RM696,000, with an 80% LTV and an interest rate of 4.6%, your monthly instalment will work out to about RM3,568 per month.
Based on property experts’ advice that your monthly mortgage repayment should not exceed 30% of your salary, property buyers will need a minimum monthly income of RM11,894 to afford a unit at Eco Ardence.
