The Edge Residen is the latest high-rise property project by Dergahayu Sdn Bhd to be developed in the last remaining land in USJ1, which means that this will be the final peace of residential development there. Set to be completed by the second quarter of 2018, The Edge Residen will be a single tower serviced apartments comprising of 447 units in total offering 2-3 bedrooms units with build-up sizes ranging from 647 square feet to 1008 square feet, and starting price from RM400 000 till RM600 000.

Project Details

The Edge Residen: The last of its kind.

Not to be overly dramatic, the title of this section is so simply because of the fact that there won’t be any other residential development in USJ1 after The Edge Residen, period. A leasehold, residential, high-rise service apartments, The Edge Residen will consist of a single tower with 447 units in total spread out from the eighth floor all the way up to the 30th floor where the duplex penthouses sit. Except for the eighth, ninth, and tenth floor having around 6-8 units per level since these floors are also where the facilities including swimming pool, gymnasium, and multi-purpose hall will be located, there will be 22 units per floor from the eleventh floor-up served by six lifts in total. The ground floor will be shops leased out and managed by Dergahayu, whilst the first till the seventh floor will be the car park podiums.

Since this project was launched quite recently (August 2015), there are still certain details yet to be finalised like the unit layouts for example. Currently, there are four main types of unit layouts offered starting with a two bedroom Type A at 647 square feet, a two bedroom Type C at 778 square feet, a three bedroom Type D at 926 square feet, and a three bedroom Type E at 1008 square feet. There will be one car park bay given for the two bedroom units, and two car park bays for the three bedroom ones.

All units come with freebies i.e. kitchenette items including cooking hood and hob, and kitchen cabinets. The 2×2 tiles for the flooring gives the units an exclusive look and feel and the same goes for the floor-to-ceiling tiles in the bathrooms. What you see from the bathroom show unit is exactly what you’ll get except for the wall mirror. Starting from RM640 per square feet, get ready to pay from around RM400 000 for the smallest unit Type A, and from RM600 000 for the biggest unit Type E while keeping in mind that this is a leasehold high-rise property.

The eighth till tenth floors are where the facilities area are. These include a multi-purpose area, a swimming pool, a children’s pool, a BBQ area, a gymnasium, a surau, a kindergarten, a Jacuzzi, a children’s playground, and a landscaped area. With the maintenance fee set at RM0.35 per square feet, this is rather expensive for standard service residence facilities, especially when the project has a residential land title that translates to cheaper utility bills.

So far, only units up till level 20 are open for booking and almost half are already being taken up. It’s too early to tell whether The Edge Residen is haunted by Dergahayu’s past, or that USJ1’s overcrowded reputation contributes to the slow sale, but having the project’s site already in the midst of land-clearing is a good sign to its potential.

Location

USJ: The overwhelmed township.

USJ stands for United Estate Projects Subang Jaya and contrary to popular beliefs is a Petaling Jaya district, not Subang’s. Sime UEP Properties Berhad is largely responsible for the development of Subang Jaya city and USJ that started way back in 1974. There are 27 sections in USJ i.e. USJ1 to USJ27, in addition to USJ 3A-3D, USJ Heights, and Subang Heights. Except for USJ1, USJ 3D’s bungalow area, and a neighbourhood called Restrees in USJ17, all other areas in USJ have freehold land title.

USJ is surrounded by three major highways namely Shah Alam Expressway (KESAS), North-South Expressway Central Link (ELITE) that intersects with Federal Highway Route 2, and Lebuhraya Damansara Puchong (LDP). However, the lack of proper public transports in USJ (for Malaysians, that means public trains like KTM or LRT) since its inception circa early 90s spells massive traffic jams in the two major roads serving the township, Persiaran Kewajipan and Persiaran Tujuan. For almost 20 years now when one turns on the radio to listen to the traffic report, one surely won’t miss a single day of hearing about standstills all along Persiaran Kewajipan. Some even call the place a ‘congestion is compulsory (wajib jam)’ area, a play on the road’s name ‘Kewajipan’ which is Malay for compulsory.

What befuddles USJ residents however is despite the overpopulation and traffic woes, never once did developments in that area ever ceases. Shopping malls grew in numbers over the years so now not only are there The Summit shopping mall and Mydin hypermarket, but there’s also the up-and-coming Da Men, Giant hypermarket which is literally next to Mydin, and even a huge Courts Mammoth store – all these in USJ1 section alone. Apart from USJ Taipan Business Centre in USJ10 housing popular restaurants like Murni Discovery and Warisan Sambal Opah, and having almost all major banks’ offices the likes of even OCBC Bank and HSBC Bank, not too far down is USJ21 with its recently opened shopping mall, The Main Place, literally across LDP from another development consisting of a shopping mall, office suites, and high-rise apartments called One City at USJ25.

In short, it’s not wrong to label USJ an overwhelmed township. How would you feel if for the past 20 years, plastic surgeons keep performing new procedures all over your body? But not all hope is lost though. Like Puchong and Damansara which is in bad need of efficient public transport, RapidKL’s Kelana Jaya LRT line expansion to include a stop in USJ7 (the first train station in USJ) is currently under development while Sunway Group’s Bus Railway Transit (BRT) Sunway Line own dedicated bus line has already began operation this year. Things are looking up connectivity-wise for USJ, and it would be interesting to see how the district would mature in the coming years.

As mentioned, The Edge Residen will be the last residential development in USJ1 due to the area having exhausted all its available land and true to its name, it is located in the edge of USJ1 right next to Sungai Kelang. It is roughly 1.5 kilometres away from a future development called Empire Remix (by Mammoth Empire Group, the same owner of Empire Subang Shopping Gallery) that’s located next to KESAS right after the Sunway Toll heading towards Shah Alam, and 1.7 kilometres away from LRT’s USJ7 station. Other immediate amenities around The Edge Residen is the local Chinese school, SRJK (C) Chee Wen (800 meters), USJ1 Mosque (600 meters), and the local grocery store called Fresh Boulevard that sells fresh veggies and fruits (1.8 kilometres).

USJ1 has an extensive history and potential, and now that MPSJ has pulled it together in terms of connectivity (Dergahayu Sdn Bhd even has a joint-venture with Mammoth Empire Group to build (in the Empire Remix area) in-and-out accesses to KESAS and Sunway area to ease the traffic flow along Persiaran Kewajipan), there’s no doubt that in at least five years’ time, The Edge Residen may prove itself to be a wise investment location-wise.

Analysis

The Edge Residen: The last price.

The Duo that is also located in USJ1 is chosen for price comparison against The Edge Residen. While The Edge Residen is more for families and own-stay, The Duo @ USJ1 that was launched last year is more for the investors to rent out, making it the perfect choice since it will give a better insight to USJ1’s overall worth.

The Duo as its name indicates is a dual-key concept serviced suites part of the Empire Remix 2 development. It is built with the students of the surrounding colleges and universities in mind or particularly, the upcoming SEGI University campus in Empire Remix.

Understandably none projects can score a freehold tenure since the whole USJ1 area itself is leasehold. One point goes to The Edge Residen though for its residential land title. Both projects play around on the same, current property market price of the area, and are both medium density, but The Edge Residen wins again in providing car park bays to its owners. The Duo however wins in terms of having its units partially furnished, a trait many buyers find appealing nowadays.

 

Dergahayu Sdn Bhd gets a second chance with The Edge Residen.

Dergahayu Sdn Bhd, the developer for this project, has been around the country for more than 40 years with their main businesses being construction and property development. To date, more than 10,000 residential and commercial units have been developed by this company and they’re even planning to list their shares on Bursa Malaysia by 2017. But then again, Dergahayu Sdn Bhd is not without fault hence the title of this section.

Back in 2008, Andari Townvilla @ Selayang Heights (initially to be called Amandari Townvilla), one of Dergahayu’s extensive portfolios caused quite the uproar when the residents there claimed they were cheated by the developer. What started as late handing over of the units turns for the worst when the residents, having received the vacant possession letter, moved in only to discover that the project was half completed with no proper guard house, no landscaping, and no facilities like swimming pool and gym, among others. After much bad press and court cases (there’s even a dedicated blog seeking for justice from Dergahayu), things only started looking up for the residents there after Dergahayu followed through with their promises three years later in the forms of a proper swimming pool, covered car park bays, reliable security, and more. Only then were the residents able to settle down and put away their homemade banners (condemning Dergahayu) that were displayed on their balconies.

Which is why in all fairness Dergahayu Sdn Bhd deserves a second chance in gaining homeowners’ trusts since they’ve already atone for their past mistakes, and The Edge Residen may be the key for them to do just that. Their past portfolios include Andari Townvilla in Selayang, Teratai Residence in Ampang, and Grandville Semi-D in USJ1.

Summary

The Edge Residen: For the most part.

Location-wise for the time being, The Edge Residen being in USJ1 is a huge drawback since as can be seen, demands for properties in the area have cooled down a bit over the recent years. In the future however, the address may tell a different story so in short, this is truly a case of ‘only time will tell’.

In terms of facilities, there are other developments offering a lot more for a lot less so Dergahayu might want to look into that. Price-wise, The Edge Residen proves to be quite on the high side and with the current unstable economy, it might pose a challenge for the developer to finish selling off all the units. Bear in mind that booking figures doesn’t guarantee anything and as mentioned, bad economy means there will be more housing loan applications rejected due to banks not willing to take the risks.

Subang Jaya however is a prime township surrounded by other established districts like Shah Alam and Sunway, so investing either for homestay or rent-out here is a wise decision since the rental yield return will only ever increase while property prices appreciate.

Having said that, The Edge Residen may just be worthy to consider after all.
