Una Serviced Apartment is a development from Selangor Dredging Berhad (sometimes shortened to SDB), a prestigious and award-winning local developer established in 1962, with a slew of projects in Malaysia and Singapore.

Its completed domestic developments include Ameera, Five Stones, and The Hub – Signature Suite; all three located in the bustling township of Petaling Jaya. In Puchong, they are the developer for Aman Sari, likewise for 20trees and 20trees West both in Taman Melawati. The company also carried out projects like By The Sea in Penang, Dedaun along Jalan Ampang, Laman & Bayu in Puchong, Windows On The Park at Cheras and Park Seven in Persiaran KLCC.

Their latest Malaysian project is Una, which comprises an earthquake-resistant development of 56 storeys, sited on 0.95 acres of leasehold land. Carrying a commercial title, this building will house 316 units of serviced residences.

With a gross development value (GDV) of RM300 million, the project will also feature 2 basement carparks, 8 retail units on the ground floor, a one-storey facility deck with a mezzanine level, a rooftop sky deck, and sky hall with a co-working space. The project is targeted for completion by the year 2020.

Una Jalan Peel Cheras Dining Area

Designed to cater to city living, these serviced apartments have a rectilinear layout to eliminate unnecessary space in each unit. The end result is a utilitarian balcony, a spacious living area, and wide windows for optimal ventilation and natural lighting.

Touted as an architectural masterpiece, this leasehold development’s design is inspired by the pioneer skyscrapers in New York. The building is embellished with features like elegant arches and thin metal screens, as well as chamfered motif on the vent block screen and sky deck, making it one of the most unique buildings in the city.

Una Jalan Peel Cheras Dual Key Unit

In terms of facilities, Una does not fall short with its sky hall equipped with cooking facilities, a sheltered rooftop garden for those who want an exclusive lush haven, and a 38-metre lap pool that offers panoramic views of Kuala Lumpur.

If you feel stressed out from work, relax and unwind at the hydrotherapy pool. There are even co-working lounges for digital nomads, and those who prefer to work from home. If you feel your home is too small for holding occasions, then take advantage of the expansive open-air terrace with dining and gathering spaces nestled amongst trees and plants.

Apart from the essential facilities like a gym, launderette, and resident’s lounge, Una also has facilities for your kids, such as the children’s pool, nursery, and children’s playground.

Situated along Jalan Peel within sight of Kuala Lumpur City Centre (KLCC), the best thing about Una is that it’s only 50 metres from the popular Sunway Velocity Mall.

Public transportation is also a strong selling point for Una, as the development is within walking distance to the Maluri MRT Station and Maluri LRT Station, while the Cochrane MRT Station is merely 850 metres away.

Consequently, one can easily travel to Una via the Kelana Jaya LRT line, Ampang LRT line, and KL Monorail line. For those who prefer to drive, accessibility via highways include the Maju Expressway, SMART Tunnel, and the Besraya Expressway.

As mentioned above, you don’t have to travel far when you want to indulge in retail therapy as Sunway Velocity Mall is just opposite of the project. AEON Taman Maluri Shopping Centre is also just a stroll away, while IKEA Cheras and MyTown Shopping Centre are slightly further afield.

While not exactly within walking distance, the Pantai Hospital Cheras, Prince Court Medical Centre, and Universiti Kebangsaan Malaysia (UKM) Medical Centre are within a 4-kilometre radius.

Parents also don’t need to look far for reputable schools for their children, as Wawasan Open University and Malaysian Hospitality College are both within 900 metres. HELP College of Arts & Technology, and Taylor’s International School Kuala Lumpur are just a 2-kilometre drive away. There’s also the Smart College, National University of Malaysia (UKM), EtonHouse International School, and Alice Smith International School, which are between 3 and 6 kilometres away.

Furthermore, travelling to landmarks like KLCC, Bukit Bintang, CIDB Convention Centre, and Royal Selangor Golf Club will be a breeze for the residents of Una.

Now, the most attractive thing about Una is its excellent prime address opposite Sunway Velocity Mall, and accessibility to prime hubs in KL. There are also many upcoming developments in the area, and there are bold predictions that the vicinity of Peel Road could become similar to Japan’s Shibuya in the future. Another good thing is that Selangor Dredging Bhd is a reputable and award-winning developer, so look forward to good quality homes and remarkable workmanship.

Una’s great location and fantastical facade comes with a price. As can be seen from the table provided, this project is pricier than The Locus @ KLCV and V Residence 2 (which is freehold), and also just a stone’s throw away from Sunway Velocity Mall. Another downside is Una’s high maintenance fee of RM0.40 per sq ft, which translates to between RM323 to RM542 per month, depending on the unit size.

In Latin, the word ‘una’ means “only one,” and in the Filipino language, it means “the first”. Perhaps the reason why Selangor Dredging Bhd chose this name is to make it stand out among the other projects in the area – and it does seem to be doing exactly that. The company even hired CarverHaggard, an award-winning UK architectural firm, to design the project.

Una Jalan Peel Cheras Sky Hall

Una has already drawn plenty of attention thanks to its prime location. However, you need to be a millionaire to be able to afford a home here. Even if you have enough money to buy the most standard unit, that serviced apartment can only accommodate a rather compact family. Nevertheless, Una has good investment potential thanks to its strategic location.

Assuming you decide to purchase an RM1,103,440 unit at Una with a 30-year loan of RM882,752 at 80% LTV, and an interest rate of 4.6%, your home loan instalment will work out to about RM4,525 per month.

Based on property experts’ advice that your monthly mortgage repayment should not exceed 30% of your salary, property buyers will need a minimum monthly income of RM15,084 to afford a unit at Una.
