An agent approached me for my property for rent. he has a potential customer but this agent was not my appointed agent. if i will seal this deal, shall I need to pay this agent commission or the tenant only to pay the commission? if i need to pay as according to rules, how much the tenant and I have to pay the agent commission?

Hi PP,
Our professional practice allows estate agents to be either commissioned by the Landlord or the Tenant (not allowed to collect fees from both sides without consent/knowledge of the client we represent). However, in most transactions it is the Landlord that agrees to commission the estate agent to secure a Tenant.
