if my tenancy agreement has just lapsed and my current tenant has verbally informed me that they will move out in 2 months time. hence i was able to negotiate with a new tenant to move into my hse in 2 months time instead of next month. however now my current tenant decides to move out next month which is causing me a 1 month gap of no rental. can i forfeit the current tenants deposit in this case.

In my opinion, you will not be able to hold on to or proof of the verbal communication from your tenant to agree 2 months of stay. From your brief description, the Tenant may not have breached the tenancy terms & conditions as he had fulfilled the full term of the tenancy period.
