    In my experience, maintenance will be done by the tenant and all the repairs will be under the Property Owner.

It depnds on what is clearly stated in the Tenancy Agreement. However, in the absence of any clauses that compel the tenant to repair the air-conditioner, it is usually the Landlord's obligation to provide a functioning air-conditioner ie. repair or replace the existing unit unless it is evident that the Tenant had damaged it perhaps due to neglect and poor upkeep etc.

    Hi David, I do have tenancy agreement with the landlord. The aircon has leakage issue, and landlords reduce the repair cost from my deposit. Would like to seek your advice should landlord cover the repair cost or tenant bear it? How can I work around it? Thank you.
