My tenant has left without paying his rent for 3 months. His stuff is still in the house. Do I have a right to sell off his stuff to get back my rental.

You need to file a legal process for writ of seizure of tenant's belongings. The court appointed bailiff will assist you to auctioned off the Tenant's belongings. You need to estimate whether the goods sold are able to cover your legal costs etc
