Boutique property developer JL99 Group unveiled its project, 99 Residence @ KL North, on 28 and 29 September 2019. The leasehold serviced apartment project has an estimated gross development value (GDV) of RM750 million.

The apartment takes up 7 acres of a 17-acre site owned by the developer in Taman Wahyu, Kuala Lumpur. 99 Residence is designed to cater for own-stay, which is why the developer included more than 48 common facilities and spacious common areas.

The developer also designed 99 Residence from the user’s perspective, with features such as an additional direct access vehicle speed ramp to designated car park levels for residents’ convenience.

The project’s common areas and facilities are more spacious than the standard requirements. For example, the corridors (8ft), the vehicle ramp (12ft), the multi-purpose hall (7,400 sq ft), and sky gym (4,500 sq ft) are all wider than normal.

Priced from RM488,200, JL99 believes in building affordable luxury homes for the public. They believe that the key to survival in tough times is to sell a project as soon as possible to shorten the turnover time, so that they can move on to the next project with resources in hand. The developer expects 99 Residence and the remainder of the 17-acre plot, will keep them busy for the next 7 years.

The next phase will also be a high-rise residential project. They plan to include some commercial units but the details have yet to be finalised.

99 Residence is designed in a way where the door-to-door units are not facing each other. This was done to give privacy to the residents. The development fronts the Middle Ring Road 2 (MRR2) and will have 1,421 units. Prices start from RM498 per sq ft. Those who purchased a unit in October 2019 received freebies including legal fees exemptions and fittings for the home.

The developer is confident 99 Residence will do well, despite stiff competition from other new projects in Taman Wahyu. Other projects by the developer, such as The Reach @ Titiwangsa, Lakepark @ KL North, PPAM (Government Project) @ MRR2, Redevelopment Government Project Razak Mansion @ Sungai Besi, were all completed and ready for vacant possession ahead schedule between 8 months and 1 year. Legend Heights @ Sri Segambut will be completed and ready for vacant possession somewhere in the first quarter of 2020.

99 Residence will have its own private flyover access road from the Middle Ring Road 2 (MRR2).

Taman Wahyu is located close to established areas such as Kepong, Selayang, Sentul and Jinjang, which bodes well for residents’ daily needs. Plus, the attractive price point, long list of facilities, and direct flyover access should attract first-time home buyers and young families.

Taman Wahyu is a rather high-density residential area. It remains to be seen if the private access road from MRR2 to 99 Residence will minimise the amount of time that residents spend on the roads there.

Some have expressed concerns about the foundation of the project. The project will be built on reclaimed land. That said, there have been many successful projects built on reclaimed land. If you have concerns, take a look at the developer’s other projects to get a feel of the quality of their projects, and then decide for yourself.
